You reach La Rogaia through an unpaved road that winds through the woods, well-maintained and only a little steep, and once you are there you will be rewarded with true peace and tranquillity. The villa is furnished with taste and care by the owners who also produce an excellent organic extra virgin olive oil.
We recommend that you don't miss a visit to the nearby city of Arezzo, only 10 km away, to the works of art by Piero della Francesca, Giorgio Vasari, Cimabue, a walk along the narrow streets of the historic centre and a glass of wine enjoyed in the wonderful medieval setting of Piazza Grande.

Podere Capanne is a portion of an old farmhouse set in the hills overlooking the charming medieval village of Rigomagno and much of the wide Chiana Valley. You will find the house in a landscape covered mostly by olive trees, interrupted here and there by small vineyards and lush oak woods. Ancient farmhouses, always in privileged positions, emerge from the vegetation, completing a natural landscape of rare beauty. A delight for your eyes, an enchanting place for your holidays.
You will find the house on the edge of a large olive grove of about 3 hectares, tended like a meadow that, from the top of the hill, with a harmonious succession of natural terraces, slowly slopes down towards a wooded gully.
A few steps from the house and immersed among the olive trees is the completely fenced swimming pool for your exclusive use (size 5x10 m - depth 1.10-1.50 m - open from 01st May to 30th September), a green oasis for your summer days. In front of the house you will have a large fenced-in courtyard equipped with a table and chairs on the nice porch, where you can enjoy grills and good local wine. Podere Capanne is an old residence that has retained the characteristics and atmosphere of times gone by. It is well furnished and equipped, and we are confident that you will spend a comfortable holiday in a warm and welcoming environment. The house is located just a few kilometres from Siena and Arezzo, and we certainly recommend a visit to both. Where the blue of Lake Trasimeno gives way to the thousand shades of green of the rolling Umbrian hills you will find Pupa House. In a quiet residential area, set in a natural terrace shaded by ancient pines, with a breathtaking view of the lake that you can enjoy especially at sunrise and sunset but also throughout the rest of your days from the beautiful porch. Here you will find small shops for basic necessities, but above all you will have the opportunity to have lunch or dinner along the lake, with Isola Polvese as a backdrop. In Magione, about 5 km away, you will find supermarkets and shops of all kinds, and in Corciano a large shopping centre.
Lake Trasimeno, with its small towns, water sports opportunities and equipped beaches, is waiting to be discovered. In a little more than an hour you can make the complete tour by car, or better still enjoy a boat trip to Isola Maggiore, with its small fishing village, an activity that is also perfect for your children.
The large swimming pool will be at your disposal (size 12x6 m, depth 0.60-2 - open from 01st June to 30 September); occasionally it is also used by the owner who will be, albeit very discreetly, an excellent point of reference in case of need. You will have your own private space for your car within the fully fenced property, where even your small four-legged friends will be welcome.
The house is comfortable, furnished with particular taste by the owner with local antiques, has a large living room with sofas and an antique fireplace, two comfortable double bedrooms and a smaller one perfect for a child.
Certainly, in addition to the proximity to important centres such as Perugia, Arezzo and Siena, which you can visit with convenient day trips, in our opinion the highlight of the villa is the view from the house and its outdoor space. Palazzolo Alto is a beautiful villa on the edge of the tiny village of Palazzuolo, located in the area north of Monte San Savino.
