A beautiful villa born from the skilful and refined renovation of an old manor house built at the end of the 19th century and situated in a panoramic position on a hilltop overlooking Lake Chiusi. Villa Poggio Falcone is located on the edge of interesting tourist itineraries dedicated to the discovery of the Etruscans and nature. The town of Chiusi is only 7 km away, while Castiglione del Lago and Lake Trasimeno are 13 km away.
A few tens of metres from the villa is the 'Sentiero della Bonifica' (Land Reclamation Path), an interesting pedestrian-cycling route that connects Arezzo to Chiusi along the Canale Maestro della Chiana. The route is quite flat and therefore suitable for walks and cycling for the whole family. For nature lovers and birdwatchers, on the other hand, there is the Montepulciano Oasis just 10 minutes away.
It won't be difficult to make families with children or groups of friends happy in such a beautiful location, combining interesting day trips with relaxing days around the large private swimming pool (size m. 6x12, depth m. 1.00-1.60 - open from 01st May to 30th September) with solarium equipped with sun beds, tables, chairs and umbrellas. At the bottom of the valley is the railway line that connects Chiusi with central Italy. Four charming apartments in a farmhouse (composed in total by 4 units) that was originally a watchtower during the war between the Florence and Siena republics. Today it is the guesthouse of a 16th century villa, where the property owners reside. The property is in a tranquil location at the center of a 12 hectare farm that produces wine and olive oil. At the same time it is just 350 m from the center of a small, charactaristic village where a bus can take you to Florence in just 20 minutes. Beautiful view of the countryside. Each apartment has its own large, private outdoor space, and the beautiful, enclosed, shared pool sits among olive trees, overlooking the country landscape (85 m from the house). Upon request, it is possible to visit the garden of the main villa, with its ancient interconnecting pools fed by a natural spring and age-old lemon trees. The apartments are furnished in simple, rustic style. Access to the property is via a 250 m unpaved but well-maintained road.
