Among the oaks, Turkey oaks, holm oaks, and chestnut trees, it is not uncommon to encounter squirrels, foxes, deer, and porcupines, lending the estate a truly wild and unspoiled atmosphere. An ornamental stone fountain graces the forecourt, guiding guests toward the rear of the property where the outdoor living spaces unfold. Rose bushes add colour to the areas immediately adjacent to the villa, while magnolia and hazel trees contribute their fragrance to the surroundings. Large larches and plane trees create naturally shaded areas furnished with outdoor seating, children's games, and a table football table, offering entertainment for guests of all ages. A wood oven and barbecue are also available on the grounds, perfect for alfresco dining and convivial gatherings. Please be aware that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.
The non-heated swimming pool is situated at the rear of the villa, in the north-facing section of the garden, approximately 10 metres from the building and on the same level. Rectangular in shape and lined in light blue PVC, the pool measures 6 by 12 metres, with a depth ranging from 1.20 metres at the shallow end to 2.10 metres at the centre. Access to the water is provided by a metal ladder, and a diving board is also available for guests' enjoyment. The pool area is paved in sanpietrini, a traditional local stone, and is bordered by a lawn furnished with umbrellas, sunbeds, deckchairs, and additional outdoor furniture. A hot-water shower is conveniently located poolside. Both internal and external lighting allow you to enjoy the pool during the evening and at night. The pool is open from the last Saturday in April to the first Saturday in October.

At the exit of the villa's dining room, a wooden pergola shelters a stone table and benches, offering a picturesque setting for aperitifs at sunset.
The non-heated private pool, reserved exclusively for guests, is situated at the rear of the property, approximately 20 meters from the villa and 5 meters from the annex, on the same level. Rectangular in shape and measuring 10 x 5 meters with a depth of 1.40 meters, the pool is accessed via a metal ladder and features a PVC lining, a stone edge, a chlorine sanitation system, and night lighting with a timer. The surrounding terracotta solarium is furnished with sun loungers, deckchairs, and umbrellas, and a cold water shower is available poolside. The pool is open from the last Saturday in April to the first Saturday in October. It can be reached by crossing the garden or along the sidewalk connecting the villa and the annex.

On the first floor, a hallway connects 4 additional bedrooms: 2 double bedrooms with divisible king-size beds, each with an en-suite bathroom with shower, and 2 double bedrooms with king-size beds, each with an en-suite bathroom featuring both a tub and a shower. It is worth noting that all fireplaces throughout the villa are ornamental. The lower-level cellar with an exposed staircase is not accessible to guests, and the third level of the house is reserved for the owner, who is not present on site.
The annex is a single-level structure of 90 square meters. Its ground floor comprises a living room with a kitchenette, a gym, a sauna, and a bathroom with shower and no bidet.

This idyllic retreat is ideally situated for day trips to renowned artistic and cultural destinations, including Siena, Pienza, Montepulciano, Sorano, Pitigliano, Orvieto, the picturesque Lake Bolsena, and the rejuvenating thermal springs of San Casciano dei Bagni.
The house has been completely restored and divided into four apartments. All the apartments are large and comfortable and have been very well furnished.
