Outdoors

The outdoor spaces of Tenuta Cavi are among its most captivating features, offering a rich variety of environments for leisure, dining, and recreation. The garden pertaining to the villa extends over approximately 2,000 square metres and is characterised by a generous expanse of green lawn framed by a remarkable collection of trees, including majestic firs, oaks, walnuts, centuries-old maritime pines, olives, and magnolias, with hedges of box and laurel completing the verdant scenery. A driveway bordered by tall cypresses and maritime pines leads gracefully up towards the villa, where several outdoor living areas have been thoughtfully arranged beneath gazebos and pergolas, providing shaded spaces for al fresco dining and relaxation. A multipurpose sports court, suitable for tennis, volleyball, and basketball, is located just past the main gate to the left, offering excellent recreational opportunities for active guests.

The non-heated swimming pool is situated at a slightly lower level than the villa, approximately 6 metres away, and can be reached by crossing the lawn and forecourt or descending two short flights of approximately 5 steps each. Rectangular in shape and measuring 12 x 6 metres, the pool ranges in depth from 1.50 to 2.70 metres and is lined in PVC with salt purification. It is equipped with an internal access ladder of 4 steps located in one corner, as well as internal and external lighting. Adjacent to the pool, a porphyry-paved sunbathing area of approximately 60 square metres is furnished with sunbeds and an umbrella, while an outdoor shower providing both cold and hot water and a dedicated bathroom and changing room with shower complete the pool facilities. The pool is open from the last Saturday in April to the first Saturday in October. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.

Unit Layout

Tenuta Cavi is generously configured to accommodate up to 10 guests across 5 bedrooms and 3 bathrooms, arranged over three floors connected by both a lift and stairways. On the ground floor, the main entrance opens into a hallway featuring a lift to the first floor, from which the remaining rooms are accessed. This level includes a fully equipped kitchen, a guest bathroom, a spacious living room comprising a sitting area and dining room, and a study accessible from the sitting room. A large veranda enclosed by windows along its entire perimeter and fitted with French windows opens onto the rear of the house and leads directly to the swimming pool area. On the first floor, a hallway with a dining area connects to a second kitchen, 3 double bedrooms, 2 of which feature divisible beds, a bathroom with a bathtub, and a bathroom with a shower. A terrace is accessible directly from all 3 bedrooms on this floor. The attic, reached via internal stairs, comprises a double bedroom with space for 2 additional beds, a bathroom with shower, and a large room also used as a double bedroom with space for 2 additional beds. The attic presents a ceiling height ranging from a minimum of 1.20 metres to a maximum of 2.30 metres. Air conditioning is installed in the bedrooms and living areas on the ground floor and first floor.
