Outdoors

The outdoor spaces of Chipieri are as captivating as the interior, offering a seamless blend of nature and comfort across an estate of approximately 25 hectares. The garden surrounding the villa is planted with olive trees, holm oaks, lavender, and herbs, creating a fragrant and visually stunning environment. A large organic vegetable garden flourishes with tomatoes, lettuce, cucumbers, green beans, eggplant, and strawberries, all of which are freely available to guests during their stay. A splendid furnished portico at the main entrance of the villa provides an ideal setting for outdoor dining, with views overlooking the gentle hilly landscape that stretches out in every direction.

The panoramic rectangular swimming pool, non-heated, is located only 5 m from the main building and sits at the same level as the house. The pool measures 12 x 6 m with a constant depth of 1.35 m and is equipped with a waterfall as well as internal and external lighting. It is lined in PVC and features oxygen purification, with the outer edge finished in white Pierrà stone. Access to the water is via Roman steps, and a hot-water shower is conveniently positioned beside the pool. The sunbathing area, also paved in white Pierrà stone, is furnished with 6 sunbeds and 1 beach umbrella, providing ample space to enjoy the sun throughout the day. The pool is available to guests from the last Saturday in April to the first Saturday in October.

Unit Layout

Chipieri accommodates a maximum of 6 guests across 2 bedrooms in the main villa and an additional sleeping space in the annex, with 2 bathrooms distributed throughout the property. The villa is arranged over 2 floors connected by an internal staircase. On the ground floor, guests will find the main entrance, a large living room with a fireplace, and a fully equipped kitchen open to the living area with a dining table, along with a bathroom with shower. An internal staircase leads to the first floor, where a sitting room with TV, PlayStation, and Wii provides a comfortable space for relaxation and entertainment. Also on the first floor are a double bedroom, a triple bedroom featuring a double bed, a single bed, and a walk-in closet, as well as a second bathroom with shower.

A small single-floor annex, located approximately 3 m from the rear of the main villa, completes the accommodation and contains a bedroom with a single sofa bed, offering a degree of privacy and independence for guests who prefer it.

A washing machine is also provided for the convenience of guests staying for longer periods.

Entertainment is well catered for, with satellite TV available in the property alongside a PlayStation and Wii console in the first-floor sitting room. The villa is pet-friendly, welcoming animals subject to prior authorisation from the owner and in accordance with the applicable conditions. Bed linen is provided on a weekly basis, and both an initial and final cleaning service are included as part of the rental.

Chipieri is a property that invites guests to fully immerse themselves in the natural environment of the Apecchio territory. It is worth noting that the area is not covered by a GSM signal, meaning that mobile phone reception may be unavailable or very weak during the stay. The villa is, however, equipped with high-speed Wi-Fi via Starlink, ensuring that guests remain connected when needed.

Pets are welcome at the property, with acceptance limited to small-sized animals with short hair. Authorisation must be obtained from the owner prior to arrival, and guests are required to communicate the number of animals, their size, and their breed in advance.
