Villa Santa is part of an exclusive Umbrian estate, one of the most prestigious private country estates in Italy, owned by the same family for generations. The estate is renowned for its thousands of acres of pristine woods and olive groves, superb valleys, lakes, and rivers, offering an ideal setting for a peaceful and relaxing holiday with exceptional comfort and elegance. Check-in time is from 4:00 pm to 8:00 pm, while check-out is by 10:00 am. Late check-in after 8:00 pm requires advance communication. The estate can be reached via 3 kilometers of white gravel road in good condition but occasionally steep with small stones. These country roads are not suitable for low-altitude cars or sports cars, and a 4x4 vehicle is recommended for more comfortable driving. Only transfers arranged through the estate concierge team are permitted to access the property. The minimum stay requirement is 7 nights from Saturday to Saturday, except for last-minute requests. Short stays and daily rates may be available in other seasons upon request. A security deposit is required. A tourist tax may be required upon arrival according to local municipality regulations.

San Giovanni del Pantano, with a small grocery store, is 2 minutes away. Pierantonio, a small village offering a good selection of shops and a bank, is 8 kilometers away, reachable in 10 minutes. Lake Trasimeno is 15 kilometers away, approximately 20 minutes by car. The regional capital Perugia, offering extensive cultural activities including opera and the renowned Umbria Jazz and Eurochocolate festivals, is 20 kilometers away, just 25 minutes by car.
