THE SHARED AREA: The swimming pool and the "ULIVETO DELLE TILLANDSIE" = olive grove of Tillandsia.
Guests can use the swimming pool and the adjacent “Uliveto delle Tillandsie” in a shared and non-exclusive manner. This shared garden area includes:
• a swimming pool measuring 10 x 5 metres, 135 centimetres deep. A Roman staircase allows entry to the pool, while, on the south side, the infinity waterfall guarantees clean water.
Inside the pool there are two different hydromassage areas: the first is a large seat for legs and back; the second is a vertical plate - “acquabubble”.
The water is sanitised using a latest-generation electrolysis system, that allows natural disinfection, and a crystal-clear and environmentally friendly water. Greater perception of wellness: the water is more delicate on the skin, eyes and hair, compared to a swimming pool managed with classic chemical products.
• a large solarium, equipped with a cold and hot water shower (in cooler periods), reclining canopy beds, tables and reclining deck chairs with small tables. Plants and flowers surrounds the pool area.
• a large green lawn, shaded by olive trees and other trees typical of the Mediterranean area. The name of the garden comes from the plant with colorful fuchsia flowers that lives in symbiosis with the olive tree, called Tillandsia Aeranthos.

LOCATION AND SURROUNDINGS: the villa is a flat area, only the access is a slight, short uphill. It is located between the towns of Diano Marina and San Bartolomeo al Mare. The pedestrian area of Diano Marina is 1,3 km away, flat. The seafront and promenade of San Bartolomeo is 800m away.
The beaches can be easily reached on foot in a few minutes.
The closest beach establishment (private beach): 800 meters. The distance can be shortened, crossing the dismissed railway: this way, the beaches are about 500 meters away from the villa.
Diano Railway Station: 1,9 km.
Highway exit “San Bartolomeo al Mare”: 2,5 km.
Padel fields: 0,5 km.

For cyclists: given the flat area in which the villa is located, it is possible to use your own bicycle without particular effort, being able to reach all the beaches of the Gulf of Diano in a practical and fast way. DOGS: dogs are welcome inside the villa, upon request, with a surcharge of €50 for extra cleaning and sanitization; as long as they are not left alone and unattended, and do not cause damage to the property and furniture. The garden is fenced but we decline any responsibility in this regard.
Dogs can access the private part of the garden, but are NOT allowed in the swimming pool and in the communal garden Uliveto delle Tillandsie, as it is an area shared with other guests.

THE SHARED AREA: The swimming pool and the "ULIVETO DELLE TILLANDSIE" = olive grove of Tillandsia.
Guests can use the swimming pool and the adjacent “Uliveto delle Tillandsie” in a shared and non-exclusive manner. This shared garden area includes:
• a swimming pool measuring 10 x 5 metres, 135 centimetres deep. A Roman staircase allows entry to the pool, while, on the south side, the infinity waterfall guarantees clean water.
Inside the pool there are two different hydromassage areas: the first is a large seat for legs and back; the second is a vertical plate - “acquabubble”.
The water is sanitised using a latest-generation electrolysis system, that allows natural disinfection, and a crystal-clear and environmentally friendly water. Greater perception of wellness: the water is more delicate on the skin, eyes and hair, compared to a swimming pool managed with classic chemical products.
• a large solarium, equipped with a cold and hot water shower (in cooler periods), reclining canopy beds, tables and reclining deck chairs with small tables. Plants and flowers surrounds the pool area.
• a large green lawn, shaded by olive trees and other trees typical of the Mediterranean area. The name of the garden comes from the plant with colorful fuchsia flowers that lives in symbiosis with the olive tree, called Tillandsia Aeranthos.

LOCATION AND SURROUNDINGS: the villa is a flat area, between the towns of Diano Marina and San Bartolomeo al Mare. The pedestrian area of Diano Marina is 1,3 km away, flat. The seafront of San Bartolomeo is 800m away.
The beaches can be easily reached on foot in a few minutes.
The closest beach establishment (private beach): 800 meters. The distance can be shortened, crossing the dismissed railway: this way, the beaches are about 500 meters away from the villa.
Diano Railway Station: 1,9 km.
Highway exit “San Bartolomeo al Mare”: 2,5 km.
Padel fields: 0,5 km.
Farmhouse (agriturismo) with typical menu: 0,5 km.
For cyclists: given the flat area in which the villa is located, it is possible to use your own bicycle without particular effort, being able to reach all the beaches of the Gulf of Diano in a practical and fast way. Furthermore, cyclists who want a longer ride can reach Imperia and the Ponente Ligure cycle path via the panoramic road called Incompiuta* (*cycle-pedestrian path between Diano Marina and Imperia Oneglia, without heavy traffic - at the moment the section is subject to closures for works, but in 2026 the complete reopening of the section is planned).

DOGS: dogs are welcome inside the villa, upon request, with a surcharge of €50 for extra cleaning and sanitization; as long as they are not left alone and unattended, and do not cause damage to the property and furniture. The garden is fenced but we decline any responsibility in this regard.
Dogs can access the private part of the garden, but are NOT allowed in the swimming pool and in the communal garden Uliveto delle Tillandsie, as it is an area shared with other guests.

In respect of the neighborhood and in respect of the property, calm and appropriate behavior is required.

For security reasons, the owners of the property require, at the time of booking, the transmission of identity documents of all guests who will be staying.

There are about 350m of uphill street to reach the villa. It is walkable, if you are used to walking a bit.
By car, everything is reached easily in just a few minutes (supermarkets, town centre etc). There are many shops, supermarkets, also rather large ones close by. We can recommend a few places where you can park your car in the busiest or hottest days, so you can approach the city centre and avoid the uphill.
At the villa: plenty of parking space (up to 8 standard cars can fit).
The parking is in the private property, behind a gate.

The new infinity edged swimming pool is beautiful to look at, and the water is constantly filtered and controlled.
The white non-slip floor that surrounds the pool won’t burn your feet under the hot July and August sun!
The solarium area is shaded by two sail awnings and there are numerous sunbeds, beach-chairs, and a hammock at your disposal.
Swimming pool measures 10 meters by 5 (32 feet by 16), with roman steps.
The Jacuzzi hot tub, accommodating up to 6 people, is situated in a glass house with a motorised roof which is perfect for relaxing and gazing at the stars.
You can even control the coloured LED lights inside the pool, to create your own nightly lightshow.

This is the atmosphere of the new “ViP mini-spa”!
The “mini-spa” has glass sliding doors, and a motorised roof that can be opened and closed with a click of the remote control.
The Jacuzzi can be used also in the winter (upon request, surcharge).
In summer, the temperature is kept at around 30°/32°. In colder season, the Jacuzzi can be heated up to 36°/38°.
Important: the maximum capacity of the Jacuzzi is 6 people at a time. Careful and respectful use of Jacuzzi is required, so that it won’t be damaged, and so that all guests are able to use it anytime.
The Jacuzzi is cleaned daily and, if misuse makes the hot-tub unusable, the water will need to be changed. However, in this case, it takes a long time to empty, refill and heat it. As a result, it will be unavailable for almost a day.
There is an iPad at your disposal which allows you to transmit music to the garden and the “mini-spa”, thanks to the “Bose” outside music system. This system is remote controlled by guests permitting to activate or deactivate the areas that they desire.

The “ViP Panorama 2” apartment on the first floor. There are two terraces with breathtaking panoramas.
The larger terrace is furnished for your dining pleasure allowing you to enjoy the beautiful sea view. You can access this terrace from the living room and from the bedroom.
The apartment has air conditioning, which can be independently controlled for the bedroom and the living room.
Bedroom: the bedroom is large, with a double-bed. Wall-mounted tv, with satellite receiver.
Living room: the sofa can become two sofa single beds, so the apartment can comfortably host 4 people.

- Check-in time: after 16:00; Check-out time: before 10:00. This timetable is necessary to allow the cleaning service to clean and reorder the apartment.
- upon check-in, all guest, including children, must provide a valid identity document. This is necessary in order to communicate and register guests to the authorities, as required by Italian law.
- upon check-in, guests have to pay the tourist tax (a few euros per person), for guests over 14 years old.
- the music system in the garden automatically turns off at night, and it turns on again in the morning. This is to guarantee a quiet period in the night-time, as required by Italian laws for public nuisance. Please note that the villa is in a quiet residential area, so in any case loud noises, screams, parties and music at high volume are not allowed, especially at night. Thank you for understanding.

Recently renovated, the apartment is a one-room studio. With a double sofa bed, which can be opened and closed comfortably.
Fully electric apartment (no gas).
It does not have a fixed dining table, but a compact and foldable table, with two chairs available. The table can be opened halfway or completely, depending on the space you need.
Please note that the apartment is small, as it is only one room (studio).
The sofa becomes a double bed: when open, the living space decreases significantly, but the bed can be opened and closed comfortably, as desired, to manage the space.
Equipped kitchenette, with induction hob (two burners), sink, washing machine. Dolce Gusto Nescafé coffee machine. Toaster, kettle. Microwave with grill function.
TV (Italian channels).
Pets allowed in the apartment (not allowed on the common terrace for safety reasons).

Studio apartment in the center of San Bartolomeo al Mare, for maximum two people.
In an excellent location: 200 meters from the nearest beach, which is the free beach (public beach) in front of the Torre Santa Maria (San Bartolomeo al Mare). Large beach, with small stones / pebbles, with shallow water that slopes gradually.
Other beaches nearby: free-equipped beach; private bathing establishments (reservation needed).
Dogs allowed! Dog beach: 550 meters away (along the river between Cervo and San Bartolomeo al Mare).
Very close to shops, kiosks and restaurants.
The apartment is on the 1st floor, with lift.
The apartment does not have a sea-view, and does not have a private balcony.
COMMON AREA:
Peculiarity of the building: our guests can enjoy a large common area on the roof of the condominium, on the 5th floor!
It is a solarium terrace: a common area, shared within all residents and guests of the condominium. There aren't reserved spaces.
This terrace is panoramic (sea-view, and you can see Cervo medieval village, Capo Berta hill, and Diano Marina), and it is possible to hang out laundry on common hanging lines.
There is a second terrace available, on the 4th floor, less panoramic.

It is not possible to leave the provided chairs on the terrace, and for this reason we provide our guests with two folding chairs*, which will allow a relaxing time outdoors. Sun bath, or enjoying the evening breeze!
*Please always bring the provided chairs back into the apartment after use, and do not leave it unattended, for safety reasons.
The solarium terrace can be reached via the lift (in front of the apartment). For the terrace on the 5th floor, a short flight of stairs is required.
Pets are welcome in the apartment, but unfortunately they are not allowed on the solarium terrace for safety precautions.
PARKING:
No stress! We offer a private parking space for one vehicle, inside the property. Parking spaces for bicycles are also available (outdoors, unattended).
LOCATION AND SHOPS:
Within from the apartment, there are cafés, bakeries, pastry shops, shops selling typical Ligurian products, greengrocers, butchers, newsagent's, tobacconists, a supermarket, trattorias and restaurants.
One of the best ice cream shops in the area is 180 meters away (open only in the summer months).
Pub: 200 meters.
Supermarket: 300 meters.
Cervo tennis and padel club: 1.1 km away.
ACTIVITIES:
Not just sunbathing and swimming! This is an excellent starting point for a beach stay, but also for visiting the gulf and its picturesque villages.
The medieval village of Cervo is less than 1.5 km away. A must-see!
Other suggested visits: Villa Faraldi and surroundings, Diano Castello, Imperia.
For walkers and hikers: we suggest a tour of the Ciapà Park (park with typical Mediterranean scrub). You can also wander on the paths of the Gulf of Diano Marina (ancient mule tracks, and paths in the pine forests).
Beaches for swimming and snorkelling: 1.4 km (Porteghetto, Ciappellette - stone beaches)
The rental price is all inclusive: initial supply of towels and bedlinen (with weekly changes for long stays), private parking space. Water and electricity consumption are included. Fully electric apartment: no gas.
