• a swimming pool measuring 10 x 5 metres, 135 centimetres deep. A Roman staircase allows entry to the pool, while, on the south side, the infinity waterfall guarantees clean water.
Inside the pool there are two different hydromassage areas: the first is a large seat for legs and back; the second is a vertical plate - “acquabubble”.
The water is sanitised using a latest-generation electrolysis system, that allows natural disinfection, and a crystal-clear and environmentally friendly water. Greater perception of wellness: the water is more delicate on the skin, eyes and hair, compared to a swimming pool managed with classic chemical products.

DOGS: dogs are welcome inside the villa, upon request, with a surcharge of €50 for extra cleaning and sanitization; as long as they are not left alone and unattended, and do not cause damage to the property and furniture. The garden is fenced but we decline any responsibility in this regard.

In the event of damage to the property or furnishings, the costs necessary for repairs will be deducted from the deposit amount. If the deposit is not sufficient, the tenant hereby undertakes to pay the amount necessary to cover the damage caused. The expenses incurred will be documented and justified.

Three new apartments for a dream vacation, in a modern villa. A peaceful place, surrounded by lush nature, far from the hustle and bustle of city life.

The villa offers a swimming pool, a large 6-seat Jacuzzi, garden, and an incredible view of the Ligurian sea.
Located 50 meters above sea level, and only 5 minutes by car from the beach, the villa is surrounded by olive trees, flowers and plants, creating a typical Mediterranean garden.
The pool, with panoramic sea-view, is on the garden plateau (in Northern Italy, “il Poggiolo” means “the balcony”).
“Villa il Poggiolo” is perfect for your Italian holidays: sun, swimming, sunbathing, relax and fun with family and friends.

LOCATION: Italy, Liguria region.
• Italian “Riviera dei Fiori” = riviera of flowers: our delightful summer climate and mild winters makes of Diano Marina an ideal holiday destination all year long.
• The villa is slightly on a hill, in an area called “Monade”, one of the most renowned areas of Diano Marina, with an outstanding sea-view over the Gulf. Still, we are close to the beach (nearest beach is 1 km away).
• The property faces south and is embraced by the sun all day long.
• Very quiet area, without traffic.

There are about 350m of uphill street to reach the villa. It is walkable, if you are used to walking a bit.
By car, everything is reached easily in just a few minutes (supermarkets, town centre etc). There are many shops, supermarkets, also rather large ones close by. We can recommend a few places where you can park your car in the busiest or hottest days, so you can approach the city centre and avoid the uphill.
At the villa: plenty of parking space (up to 8 standard cars can fit).
The parking is in the private property, behind a gate.
One EV charging station (for 1 vehicle) is available in the garden (extra cost, to pay according to consumption if used).

- 1,3 km from the free beach
- 1,5 km from town centre (Diano Marina and San Bartolomeo al Mare)
- 0,5 km from an Agriturismo Restaurant
- 1 km from a very cozy Home Restaurant that I always suggest to my guests and is much appreciated.
- 0,8 km from a Padel centre, 5 fields, possibility to rent equipment and organize matches if you don’t have enough players.
Closest cafes, bakeries, and supermarket are about 1,2 km away (in Viale Kennedy).
Bring your trekking or MTB equipment! The area offers many hiking trails and bike friendly areas, in the hills and woods. Very panoramic and for all levels!


THE VILLA, THE GARDEN AND THE POOL:
The swimming pool and the outside area have been totally renovated to guarantee fun and relax.
This quality space is surrounded by nature and has a breath-taking sea-view.
The new infinity edged swimming pool is beautiful to look at, and the water is constantly filtered and controlled.
The white non-slip floor that surrounds the pool won’t burn your feet under the hot July and August sun!
The solarium area is shaded by two sail awnings and there are numerous sunbeds, beach-chairs, and a hammock at your disposal.
Swimming pool measures 10 meters by 5 (32 feet by 16), with roman steps.
The Jacuzzi hot tub, accommodating up to 6 people, is situated in a glass house with a motorised roof which is perfect for relaxing and gazing at the stars.
You can even control the coloured LED lights inside the pool, to create your own nightly lightshow.

POOL & JACUZZI:

HEATED POOL, information about heating periods and prices:
- pool heating is included in rental price from April to mid-June.
- pool heating is not needed from mid-June to mid-September.
- pool heating is included in rental price from mid-September to the end of October.
- pool heating is not included in rental price from November to the end of March.
When pool heating is not included in rental price (from November to March), the cost of the service has to be agreed in advance, upon request of the client.
The pool heating will be activated only if technically possible and if there is enough time to heat up the pool before the arrival of guests.

THE NEW “MINI-SPA”: an experience that touches all your senses.
Imagine yourself spending a relaxing evening immersed in the warm water of the “Jacuzzi”.
Soft music playing and the coloured lights in the background, looking at the stars.
All these extra touches create an ideal romantic atmosphere, with a sea-view and the city lights below.
This is the atmosphere of the new “ViP mini-spa”!

The “mini-spa” has glass sliding doors, and a motorised roof that can be opened and closed with a click of the remote control.
The Jacuzzi can be used also in the winter (upon request, surcharge).
In summer, the temperature is kept at around 30°/32°. In colder season, the Jacuzzi can be heated up to 36°/38°.

Important: the maximum capacity of the Jacuzzi is 6 people at a time. Careful and respectful use of Jacuzzi is required, so that it won’t be damaged, and so that all guests are able to use it anytime.
The Jacuzzi is cleaned daily and, if misuse makes the hot-tub unusable, the water will need to be changed. However, in this case, it takes a long time to empty, refill and heat it. As a result, it will be unavailable for almost a day.

There is an iPad at your disposal which allows you to transmit music to the garden and the “mini-spa”, thanks to the “Bose” outside music system. This system is remote controlled by guests permitting to activate or deactivate the areas that they desire.
You can use for free our “Apple Music” subscription, or log onto your favourite music streaming service.

Fast, free Wi-Fi unlimited everywhere.
Several hotspots guarantee full Wi-Fi coverage in the apartments and also in the garden.

COMMON AREAS:
By renting the villa (3 apartments), the garden, the tennis table, the wood burning oven, the BBQ, the swimming pool, and the “mini-spa” are not to be shared with other guests, therefore you'll have the exclusive use of the facilities.
However, a respectful behaviour is required, as the villa is in a quiet residential area with surrounding properties.
Parties and events are forbidden.
Access to the property is possible only for the registered guests.
The villa is intended as a solution for quiet and relaxing holidays, with family and friends.

The villa is for exclusive use, but please note that the owner comes everyday at the property, to take care of garden, and to clean pool and Jacuzzi, to make sure all guests can enjoy the facilities.

OPTIONAL SERVICE, upon request, to be arranged and paid for separately:
You can have your dinner prepared by a personal professional Chef and “Maître Chocolatier”, who can also offer you Italian cooking courses: you will receive a certificate of participation upon completion! This is an excellent experience for groups and families.

For the babies, if needed (upon request, included): cots, high-chairs and changing table available.

TOURIST INFORMATION ABOUT THE AREA:
Diano Marina is a tourist village becoming popular during the 1800’s as a seaside resort and it is visited by tourists from all over the Europe.
The climate of Western Ligurian Riviera, is famous for being delightful in the summer and mild in the winter. This makes Diano Marina an ideal destination for holidays throughout the year.
All along the coast there are sandy beaches, with nice beach establishments.
It's also a good starting point to visit the surroundings: Cervo, Dolceacqua, Triora, Bussana Vecchia, Lingueglietta, Apricale, and many more villages in the inland.
We will be more than happy to suggest you some visits!

The “Mac Mini” contains a music library, with hundreds of CDs, and “iTunes” has a full subscription to “Apple Music”. So, you can listen to your favourite music (or, you can log onto your favourite streaming service). The music will be streamed in every room, thanks to 22 Hi-Fi loudspeakers on the ceiling.

“ViP Panorama” is a small jewel. Its strength is the panoramic view and terrace.
Great sea-view and view over the pool area.

The breath-taking panoramic terrace, with umbrella, is furnished for your dining pleasure allowing you to enjoy the beautiful pool and sea view.

Having lunch outside on a mild summer day with such a beautiful sea view or having a candle lit dinner admiring the Gulf by night will be experiences that you will remember for the rest of your life!


The apartment has air conditioning, which can be independently controlled in the bedroom and the living room.

The bedroom:
the magnificent view can also be admired from the window with a “Juliet balcony”.
One double bed, wardrobe closet and chest of drawers.
Flat screen TV with satellite receiver with all the European free channels (Astra and Eutelsat).

The living room can comfortably sleep two people on sofa beds.
If you wish to keep the sofa seats as sofas: you can use 1 or 2 extractable single beds (from underneath the sofas. You can open the extractable bed at night, and you can close it and put it back during the day: this way, you keep the sofa seats as sofa).

The “ViP Panorama 2” apartment on the first floor. There are two terraces with breathtaking panoramas.
The larger terrace is furnished for your dining pleasure allowing you to enjoy the beautiful sea view. You can access this terrace from the living room and from the bedroom.

The apartment has air conditioning, which can be independently controlled for the bedroom and the living room.

Bedroom: the bedroom is large, with a double-bed. Wall-mounted tv, with satellite receiver.

Living room: the sofa can become two sofa single beds, so the apartment can comfortably host 4 people.

Important information: communication between guest and host is necessary.
We always try our best to provide a great service, but, to do so, information is needed before your arrival.
- if you wish to find the beds already made, please contact us some days before your arrival with the necessary information on which bed configuration you prefer. Otherwise, we won't be able to prepare them beforehand.
- if you don't provide us with your mobile phone number, and if don't tell us your estimated time of arrival, you may have to wait some time for the receptionist to arrive and welcome you.
So, to ease communication (especially on your arrival day), please tell us your phone number and, if you use any, which instant messaging application you prefer.

Important notes:
- Check-in time: after 16:00; Check-out time: before 10:00. This timetable is necessary to allow the cleaning service to clean and reorder the apartment.
- upon check-in, all guest, including children, must provide a valid identity document. This is necessary in order to communicate and register guests to the authorities, as required by Italian law.
- upon check-in, guests have to pay the tourist tax (a few euros per person), for guests over 14 years old.
- the music system in the garden automatically turns off at night, and it turns on again in the morning. This is to guarantee a quiet period in the night-time, as required by Italian laws for public nuisance. Please note that the villa is in a quiet residential area, so in any case loud noises, screams, parties and music at high volume are not allowed, especially at night. Thank you for understanding.
