The large swimming pool will be at your disposal (size 12x6 m, depth 0.60-2 - open from 01st June to 30 September); occasionally it is also used by the owner who will be, albeit very discreetly, an excellent point of reference in case of need. The house is comfortable, furnished with particular taste by the owner with local antiques, has a large living room with sofas and an antique fireplace, two comfortable double bedrooms and a smaller one perfect for a child.

The pool is open all year round and is constantly heated to maintain an optimal bathing temperature regardless of the season or weather conditions. Lined in PVC and equipped with chlorine purification, internal lights, Roman steps in the corner for water access, and a small waterfall on one side, it also features large automatic sliding windows that open directly onto the sunbathing area outside. This exterior pool area, partly paved and partly lawn, is equipped with comfortable sunbeds and umbrellas. For added convenience, the annex includes a bathroom with shower and a small kitchenette. Guests should note that the photographs of the garden were taken in spring, and therefore the flowering and grass colours may differ at the time of arrival.

A guest bathroom completes the ground floor. A brick staircase from the entrance leads to the first floor, which consists of 1 double bedroom and 1 twin bedroom with bunk beds. These 2 rooms can be connected to form a single suite, making them particularly suitable for a family. The first floor also features an adjoining bathroom with a double shower and an additional guest bathroom. The double bedroom on the first floor has direct access to the terrace and to the pool annex. The annex, accessible from both the ground floor corridor adjacent to the bedrooms and from the first-floor terrace, houses the spectacular indoor heated pool. An internal staircase within the annex descends to the basement level, where guests will find a Turkish bath, a fully equipped gym, a bathroom, 2 changing rooms, and a large bathroom with double showers. Please note that the piano present in the property is ornamental.

This inspection was carried out on 22nd March 2019. The property is noted to share the same building with Cantina Bellafonte and its offices, which are located at a lower level than the house itself. The villa, however, is completely independent with its own private entrance, and no other guests will be present on site when the property is rented in this configuration. On request, the villa has an adjacent room of 100 square metres, ideal for organising ceremonies and private events. A delicious wine is produced in the extensive farm estate adjacent to the property, and visits to the cellars along with wine tastings are available on request. Guests staying at Tenuta Bellafonte between the last 2 Sundays in June have the opportunity to attend the Mercato delle Gaite in Bevagna, a fascinating historical reenactment that reconstructs daily medieval life between the years 1250 and 1350, featuring a contest between the 4 gaite, or districts, into which Bevagna was historically divided.
