Guests can enjoy seamless connectivity thanks to Wi-Fi internet access available throughout the property, while the expansive yard, with its large lawn and terracotta terraces, provides an extraordinary setting for outdoor living with uninterrupted sea views.

The outdoor spaces of Villa Fiola are a true highlight of the property, designed to make the most of its privileged panoramic position. The Mediterranean garden of approximately 900 square meters is dominated by majestic pine trees and features a large lawn alongside terracotta terraces that frame the villa on all sides. Adjacent to the house, generously sized areas shaded by extendable awnings provide the perfect setting for outdoor dining and relaxed lounging, with a dedicated table for al fresco meals and a comfortable outdoor lounge area. A panoramic tower rises above the garden, offering breathtaking views over the surrounding landscape and the Adriatic Sea. The driveway passes through an iron gate and leads to internal parking spaces as well as a covered garage. The non-heated private pool is situated in the most panoramic section of the garden, just a few steps from the villa and overlooking the Adriatic. Rectangular in shape, it measures 10 x 3.5 metres with a depth of 1.40 metres and is equipped with internal steps for easy access. The pool is internally coated with fibreglass and treated with a chlorine purification system. Surrounding the pool, a spacious solarium terrace is furnished with sun loungers and umbrellas, complemented by a gazebo featuring a dedicated relaxation area. The pool is open from the last Saturday in April to the first Saturday in October.

Also on this level are a study, a gym that opens directly onto the garden, and 2 service bathrooms, one of which includes a dedicated laundry area. The first floor is arranged across 2 wings: one wing features a double bedroom with a private terrace and an en suite bathroom with a bathtub, while the second wing, accessible via a separate staircase from the living room side, contains a double bedroom and a bathroom with shower. On the second floor, 2 additional double bedrooms share a bathroom with shower. Please note that the fireplaces throughout the villa are ornamental.
