The villa benefits from a generous yard spanning an unfenced estate of 10 hectares, including approximately 2,000 square metres of level garden immediately surrounding the house, planted with oaks, olives, walnuts, cherries, Aleppo pines, fruit trees, and a rich variety of Mediterranean plants, hedges, and flowering shrubs. Wireless internet connectivity is available throughout the property, ensuring guests remain comfortably connected during their stay. Parking is conveniently provided on-site, with 4 uncovered spaces located within the grounds, directly accessible from the garden area.

The outdoor spaces at Villa Dianella are designed to make the most of the property's extraordinary natural setting, with views stretching from the Adriatic Sea to the Sibillini Mountains. A Virginia creeper-covered pergola creates a beautifully shaded dining area, perfect for long meals in the open air, while a large brick and timber gazebo furnished with outdoor sofas faces the pool and serves as an inviting space for relaxation. A wood-burning oven is located outside the kitchen, adding a traditional and convivial dimension to outdoor entertaining. The surrounding grounds offer ample space for leisurely walks and quiet enjoyment of the countryside landscape. The non-heated infinity pool is set in a panoramic position below the garden and is rectangular in shape, measuring 16 x 4 metres with a constant depth of 1.40 metres. It is lined in dark grey PVC and features chlorine purification along with Roman steps for easy access. The solarium area comprises a 20 square metre paved surface in golden travertine, with additional space extending onto the lawn. The pool is open from the last Saturday in May to the first Saturday in October. Please be aware that photographs of the property were taken in spring, meaning that flower blossoming and the colours of the garden grass may differ from what you observe upon arrival.

Also on this level, there is a double bedroom and a bathroom with shower. The first floor hosts 2 double bedrooms, one of which benefits from an en-suite bathroom with shower, and a twin bedroom with its own en-suite bathroom with shower. A separate bathroom with shower is also available on this floor. A living area on the first floor is furnished with a sofa and 2 single pouf beds, providing flexible additional sleeping accommodation. This living area features an independent entrance accessed via an external staircase leading directly to the garden and parking area, making it particularly well-suited for guests seeking a degree of privacy.

The rate includes utilities covering electricity, water, gas for kitchen use and hot water, as well as weekly linen change and both initial and final cleaning. This guarantee provides EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500 euros and subject to the limitations provided.
