Set within an estate of approximately 50 hectares planted with vineyards and olive groves, this exceptional property occupies a strategic position between the massifs of the Maiella and Gran Sasso mountains and the Adriatic coastline of the celebrated Trabocchi Coast. The property comprises 2 distinct structures: a two-floor main house and an annex formed from 2 beautifully restructured silos, together accommodating up to 10 guests in generous comfort. Surrounded by a meticulously maintained garden of approximately 8,000 square metres, the estate offers ample private parking accessible via a scenic dirt road of about 1 kilometre from the entrance gate. Guests enjoy seamless connectivity throughout their stay thanks to Wi-Fi internet access, while the stunning panoramic swimming pool and expansive yard complete an outdoor experience of rare quality.

The grounds of La Casa nei Vigneti invite you to immerse yourself in a landscape of extraordinary natural beauty. The garden of approximately 8,000 square metres unfolds between areas of lawn and gravel paths, bordered by hedges of myrtle, strawberry trees, broom and viburnum. Centuries-old oaks and holm oaks stand as majestic sentinels throughout the park, which is further enriched by pomegranates, walnuts and a variety of fruit trees including apple, cherry, medlar, fig and peach. A mulberry tree graces the area in front of the pergola, adding to the charm of this verdant setting. Please note that the photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you will find upon arrival.

The white wisteria-covered pergola positioned in front of the kitchen and dining room is equipped with a wood oven, making it an idyllic setting for outdoor lunches and dinners. The portico that runs along the front and side of the main house features a sitting area and a ping-pong table, offering a shaded and convivial space for relaxation. A swing is also available for younger guests, and the shade of a majestic oak tree provides a peaceful spot to contemplate the surrounding hilly landscape.

The non-heated swimming pool is located approximately 20 metres from both the main house and the annex. Rectangular in shape with one infinity side, it measures 4 x 12 metres, with a depth ranging from 1.10 to 1.30 metres. The pool features salt purification, internal lighting, Roman steps for water access and a stoneware border. The surrounding solarium combines stoneware paving and lawn areas, and is equipped with sunbeds and umbrellas, all set against a wonderful panoramic view over the surrounding hills. The pool is available to guests from the last Saturday in April to the first Saturday in October.

Unit Layout

La Casa nei Vigneti accommodates a maximum of 10 guests across 5 bedrooms and 5 bathrooms, distributed between the main house and the annex situated approximately 10 metres away.

The main house extends across 2 floors, connected both internally and externally, with independent access from the garden. The main entrance on the ground floor is located beneath the portico and leads into a spacious open-plan area featuring vaulted red brick ceilings, handmade terracotta floors and elegant arches that define and animate the various living spaces. A cosy living area with a fireplace anchors this floor, from which a staircase ascends to the first floor. To the right of the entrance is a billiard room with a sitting area, while to the left is the dining room connected to the kitchen with pantry, which in turn communicates with the pergola and wood oven outside. A guest bathroom is also located on the ground floor, beside the entrance door on the left. Several French windows from the living and sitting areas open directly onto the surrounding portico.

The first floor of the main house comprises a second small kitchen with access to a terrace and a staircase leading down to the garden in front of the villa. This kitchen connects to a double bedroom with an en-suite bathroom with shower, forming a self-contained apartment with independent external access. Along the corridor, you will find a twin bedroom and a double bedroom, the latter with access to the terrace. These 2 bedrooms are served by a bathroom with both a bathtub and shower and a separate bathroom with shower.

The annex, formed from 2 restructured silos, offers accommodation across 2 levels. On each level, there is a double bedroom and a bathroom with shower, providing a private and comfortable retreat that is fully integrated into the overall estate.
