The ground floor is paved with reconstructed bricks, a hallmark of the Marche region. The property sits within a completely fenced-in estate of approximately one hectare, offering guests a private and secure retreat surrounded by young olive trees, fruit trees, and colourful rose beds. Outdoors

The outdoor spaces of Cascina Marianna are as thoughtfully designed as the interiors, offering a wealth of recreational and relaxation options. The rectangular swimming pool, situated just a few steps from the main house, measures 12 x 6 metres with a constant depth of 1.40 metres. The pool is heated using solar panels and features PVC lining with chlorine purification. It is available to guests from the last Saturday in April to the first Saturday of October. The surrounding solarium area is paved with stone-effect, anti-slip porcelain tiles and is equipped with sunbeds, deckchairs, tables, and umbrellas. At the entrance to the pool area, a cold-water shower with a foot washer is available for guests' convenience. Toilets and additional showers are located in the pool basement, accessible via a flight of steps, and a small gym with separate changing rooms for men and women is also found in this area. In front of the kitchen, a large portico provides a generous outdoor dining space furnished with a table and benches. The annex features 2 small porticoes fitted with armchairs, tables, and chairs, ideal for relaxing in the open air. The grounds also include a synthetic regular tennis court, 2 boules courts, and a children's play area featuring a fun structure set between 2 patches of tall bamboo. The entire property is enclosed within a fenced perimeter with an automatic entrance gate.

The property is arranged over 2 floors connected by both internal and external staircases. On the ground floor, the main entrance opens directly into the living area, which comprises a living room with a fireplace and a professional kitchen. Also on the ground floor is a twin bedroom with joinable beds, specifically designed for guests with disabilities, featuring a private entrance and an en-suite bathroom with shower. A staircase from the living room leads to the first floor, where 3 double bedrooms and 1 twin bedroom with joinable beds are located, each with its own en-suite bathroom with shower. At the rear of the property, a self-contained annex houses a double bedroom, a bathroom with shower, and a cosy sitting area, providing an additional and more private space for guests.
