Santo Stefano is a beautiful, brand new villa with a private pool near to Castelfiorentino in Tuscany. There are 3 comfortable bedrooms, each with en suite facilities, and the villa is superbly located to visit Tuscany with ease including the many centres of interest such as Florence, Siena, Pisa, Lucca, the Chianti region and Valdera. Outside there are large, well-equipped areas and a stunning private pool. A lovely outdoor dining area is equipped with a table, chairs, barbecue and a wood-fired oven that has been set up right outside the kitchen.
Available to guests: private pool reserved for the exclusive use of guests (8 x 4 metres); private, well-equipped outdoor space: covered terrace furnished with a barbecue; 3 bedrooms, each one with en suite bathroom and shower; air conditioning and ceiling fans in every bedroom as well as the living room; panoramic view; Wi-Fi internet connection; parking.

Ground floor : hallway, double bedroom with en suite bathroom with shower, second double bedroom with en suite bathroom and shower (without window). 4 steps down: living area composed of sitting room, dining area and kitchen (fridge with water cooler, oven, microwave, dishwasher, espresso coffee machine, induction hob with 4 plates), WC; access to the covered outside dining area which has been equipped with a wood-fired oven and barbecue.
First floor: double bedroom with en suite bathroom and shower and access to a panoramic private terrace.
Lower floor (accessible from the living area via an internal staircase): room with pool table, football table, sofa, small library and board games; laundry room with washing machine, dryer, clothes rack and iron.
Air conditioning and ceiling fans in every bedroom and in the sitting room.

Goed huis. Pluspunten: slaapkamers, uitstekende airco, prima bedden, fijn zwembad hoewel niet groot. Fantastisch
uitzicht.
Minpunten:
Het grootste minpunt: er is nergens een mogelijkheid om buiten aan tafel te eten. Heel storend! We hebben de 2 lage
salontafeltjes uit het huis naar
buiten gedragen om buiten te kunnen eten. Bord op schoot. Op ons verzoek om
een buitentafel werd niet
gereageerd.
Daarnaast
missen er normale ligbedden/tuinstoelen.
De kunstof ligbedden bij het
zwembad zijn niet geschikt voor
droge kleding. (Trekt water in)
Er is een serre waarvan de
ramen open kunnen. Maar dat is zeer heet in de zomer. En heeft geen uitzicht. In deze
ruimte is airco, maar dan moeten
de ramen dicht.
Het kleine terras daarnaast,waar de pizzaoven/bbq is, ligt achter een
hoge muur zonder uitzicht! Zonder schaduw. En ook daar geen eettafel/stoelen. Maar lage, slecht zittende bankjes.
Buren hebben een hondenkennel/asiel. Dit geblaf
hoor je op bepaalde momenten
goed. Evenals de muziek die ze 's avonds draaien.
De eigenaar was niet aanwezig tijdens ons verblijf. Maar de buitenruimte is niet strikt gescheiden. De tuin, het gazon met uitzicht, ligt logischer voor de eigenaar als voor de huurwoning.
Er waren verschillende bewakings camera's op het terrein. Ook op het zwembad ed. Dat voelt vreemd. Alsof je bekeken wordt. Niet netjes dat dit niet gemeld wordt.
De koffiecup machine werkt met cups die niet meer te krijgen zijn in 3 supermarkten. Volgens supermarkt zijn deze uit de handel. Eigenaar had nog wat voorraad. Maar dit heeft veel moeite gekost.
[counter comments from the owner] - The property's choice to use the lunch/dinner area next to the kitchen was made for 2 reasons: the first reason concerns safety. The swimming pool is located on the opposite side to the kitchen, placing a table under the roof involves transporting food and drinks (hot and cold) from the kitchen to the table through the living area and the area, this involves the risk of tripping and exposing the guests at this risk, in this way we also avoid food residues and the presence of ants, bees, flies, etc. near the pool. The second reason is space, under the roof there is not enough space to place a table sufficient for all the people that the house could accommodate.
The sunbeds present were purchased from suppliers certified for environments like ours, they are sunbeds compliant with current safety standards.
Unfortunately we cannot intervene on the climatic conditions. We understand that with the windows closed the view from the winter garden is reduced.
The wall is 1 meter high, the minimum size needed to comply with safety regulations in Italy. We understand the complaint of personal taste on the choice of sofas.
The villa is located in a small town where in addition to the inhabitants of the area there are also villas like ours that are rented in the summer for holidays, even if we are far away the noises of music and dogs can be heard, we are sorry because of this.
During the period in which the villa is rented the owner is never present.
The cameras are security cameras, they were installed after booking and we had no opportunity to report their presence before your arrival, we apologize for this.
The coffee capsules are given free of charge by the property, they are capsules that are not found on the market but only from professional distribution suppliers. We leave a sufficient supply at check-in and Francesca, our collaborator is always available to assist customers, we apologize if she was unable to respond to your needs in time.
