The large courtyard in front of the main entrance is shaded by 2 generous awnings and has been thoughtfully arranged with a dedicated dining area complete with tables and chairs, perfect for alfresco meals in the open air. A pergola situated near the pool area provides an inviting space for outdoor dining and relaxation, equipped with a barbecue and a wood oven for convivial evenings under the Tuscan sky. A ping pong table positioned in the area in front of the pool adds a playful recreational touch to the grounds.
The non-heated swimming pool is located in the most secluded and panoramic section of the property, on a lower terraced level approximately 20 metres from the main house, accessible via a short flight of steps from the rear of the villa. The rectangular pool measures 7 x 15 metres, with a depth ranging from 1 to 2.20 metres. Lined in PVC and bordered by terracotta paving, it features chlorine purification and a metal ladder for water access. Spread across the surrounding lawn are umbrellas, tables, chairs, sunbeds, and 3 gazebos with comfortable seating areas, as well as a cold-water shower. A changing room and 2 bathrooms with shower are also available in the pool area. The pool is open from the last Saturday of April until the first Saturday of October. Please be aware that the garden photographs were taken in spring, so the appearance of flowers and lawn colours may vary at the time of your arrival.

Villalta is a grand three-floor villa designed to comfortably accommodate up to 20 guests across 9 bedrooms and 8 bathrooms, making it an ideal retreat for large families or groups of friends.
On the ground floor, the main entrance opens to the left into a living room with a dining table, which also contains 2 single beds, and to the right into a sitting room featuring a fireplace that communicates with a TV room and a reading room. From this area, a bright and spacious veranda with a dining table and sofas connects directly to the well-equipped kitchen. A bathroom with shower completes the ground floor.
A stone staircase at the entrance leads to the first floor, where a billiard room serves as the central hub around which the bedrooms on this level are arranged. There is a double bedroom and a twin bedroom with joinable beds, both featuring en-suite bathrooms with a bathtub. A further double bedroom and twin bedroom with joinable beds share an additional bathroom with a bathtub.
On the second floor, 2 twin bedrooms each offer 2 queen-size beds and en-suite bathrooms with a bathtub. A double bedroom on this floor also benefits from an en-suite bathroom with a bathtub. Finally, a double bedroom with a queen-size bed and a twin bedroom with joinable beds share a bathroom with a bathtub. The laundry room is housed in a separate outside room with independent access located at the side of the villa.

Villalta is part of the prestigious farm estate of San Fabiano, located approximately 200 metres from the residence and recognised as one of the most distinguished and extensive estates in the area. The estate cultivates olives and grapes, producing an exceptional extra virgin olive oil and a highly regarded wine. Guests of Villalta are offered a complimentary tasting of the estate's own wines, which may also be purchased directly from the cellars on site.
It is worth noting that one wing of the villa serves as the private residence of the caretakers, accessed entirely independently. Their presence will in no way affect guests' enjoyment of the park and pool, which remain at the complete disposal of all guests throughout the stay.
A chef can be arranged on request for breakfast, lunch, and dinner, offering an elevated culinary experience within the comfort of the villa.
Pets are welcome at Villalta. An additional mandatory cleaning fee applies per animal per week and is to be paid directly on site.

Villa Il Palazzo is an old manor house on the doorstep of Cortona, whose origins are lost in the tradition of Tuscany's rural past; indeed, traces of the villa can already be found in ancient documents and maps dating back to the end of the 18th century. You will find the villa just a few kilometres from the beautiful Cortona, famous throughout the world for its works of art, its Etruscan memories and for its narrow stone streets and noble palaces. La Gabola is a beautiful farmhouse consisting of an old farmhouse where the owner lives and four independent small houses for guests. You will find the farm at the foot of the rugged hill where the ancient Etruscan town of Cortona rises majestically and will instantly win you over with its old-world atmosphere. Don't forget to taste the local cuisine in the typical restaurants in the centre - you won't regret it!
A skilful and careful renovation, carried out with painstaking patience directly by the owner, and a decor in authentic period furniture give the houses a very special charm. You will feel welcomed in a very homely atmosphere that will make you feel at home from the very first moment.
Apartments Sofya and Selene are located in the same building and can be especially recommended for 2 families travelling together. La Gabola, La Gabolina and La Turata, on the other hand, are individual and independent houses, perfect for those who like a little extra privacy.
All around the farm a large green space where each house has its own private corner with a gazebo equipped with table and chairs. This will be your favourite place on warm summer evenings, chatting with friends and a good bottle of red wine. Even your small pets will be more than welcome at Fattoria La Gabola (extra charge could be required).

In 1996 we moved to the Crete Senesi and we fell in love with this farmhouse Etruscan origins, medieval mill, peace and tranquillity. That’s why we decided to share it with our guests and their four-legged friends.
The farm keeps the whole family busy: Alessandro (biologist, nature guide and Sommelier), Elisa who looks after the administration, Mauro and Paola, retired but full time busy on the farm. And we hope that in the future even Emma and Guido will give us a helping hand.
We produce vegetables and fruit, olive oil and truffles from organic agriculture.
For our guests we organize a rich programme of initiatives discovering the colours and flavours of the Crete, wine tasting in our cosy winery and excursions by bike guided by Alessandro who is fond of cycling.

From the gazebo, a flight of steps leads down to the pool area and further to a dedicated fitness area complete with gym equipment, including an exercise bike, stepper, weight bench, multifunction bench, and wall bars. A short distance from the gazebo, the back garden features a brick structure housing a wood oven and barbecue, alongside a loggia with a ping pong table. A few steps up from here, guests will find the private enclosed tennis court coated in PVC resin and of regulation size, adjacent to an elegant veranda with opening glass walls and an outdoor hydromassage tub with chromotherapy, accommodating up to six people at a maximum temperature of 35 degrees Celsius. Two bathrooms and two showers are available for use in connection with the tennis court, and tennis racquets and balls are made available to guests. The park is completed by a 70 square metre panoramic attic used as a solarium, offering sweeping views across the surrounding landscape. Please note that the photographs of the property were taken in spring, meaning that the blossoming of flowers and the colour of the garden grass may differ at the time of arrival.
The rectangular non-heated swimming pool is a centrepiece of the outdoor experience at Il Vignale. Fenced and set in a panoramic position on a lower terrace with respect to the villa, it is surrounded by hedges of laurel and embellished with bamboo, oleanders, and lavender bushes. The pool measures 12 by 9 metres, with a depth ranging from 1.20 metres over the first 3 metres to 3.80 metres at its deepest point. It is lined with tiles, illuminated at night, and equipped with 2 metal ladders for water access as well as a diving board. A cold-water shower is also available poolside. The pool uses a chlorine purification system and is open from the last Saturday in April until the first Saturday in October. The generous sunbathing area surrounding the pool is partly paved in stone and partly laid to lawn, and is furnished with sunbeds, deckchairs, umbrellas, tables, and chairs.

The house is built on terraced ground, allowing direct access to the exterior from both floors through numerous French windows. The main entrance on the ground floor opens into a bright and welcoming sitting room furnished with sofas, a fireplace, and satellite TV, entirely lined with French windows that open onto the gazebo. The 2 single rooms and 1 of the double rooms feature a balcony overlooking the pool. Air conditioning is available throughout the villa with the exception of one of the living rooms.

Outdoors
The outdoor spaces of Casale Rasa are as generous as they are beautiful, offering a seamless extension of the interior living experience into the surrounding Tuscan landscape. The paved patio that extends directly from the kitchen is adorned with climbing jasmine and furnished with a dining table sheltered beneath a pergola, complemented by numerous relaxation areas with armchairs and small tables, making it an ideal setting for alfresco meals and leisurely afternoons. A large gazebo positioned between the house and the pool provides a shaded gathering space, while the first-floor veranda, equipped with a large table and a comfortable seating area, frames the sweeping countryside panorama in a truly unforgettable way. A stone barbecue adds a convivial touch to outdoor dining, and the surrounding lawn and paved areas, enhanced by a rich variety of typical Mediterranean plants, flow naturally into the open countryside, creating a sense of continuity with the landscape that stretches to the horizon. The private non-heated swimming pool occupies a prime panoramic position at the centre of a large lawn area, approximately 70 metres from the house and reached via a gentle descent across the grass. Rectangular in shape with a travertine stone border, it measures 12.5 x 4 metres with a depth of 1.50 metres and is equipped with hydro-massage vents. Lined in grey PVC, the pool is accessible via submerged steps on one of its short sides and is purified using a glass wool system with ultra-modern UV lamps for sterilisation combined with a moderate use of chlorine. The surrounding sunbathing area is furnished with 2 gazebos, sunbeds, small tables, armchairs, and a solar shower. The pool is available from the last Saturday of April to the first Saturday of October. Please be aware that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you find upon arrival.
Unit Layout
Casale Rasa is a property of impressive scale and character, capable of accommodating up to 22 guests across 10 bedrooms and 9 bathrooms, distributed over 2 floors of the main building as well as additional detached spaces. The 2 floors of the main house are connected by an external staircase. On the ground floor, the main entrance opens into a spacious living room that combines a sitting area with a sofa, a fireplace, and satellite TV with a dining area, which in turn connects to a built-in kitchen with direct access to the patio. Accessible down 3 steps from the living room are a double bedroom and a twin bedroom with joinable beds, both sharing a bathroom with shower. Also on this floor is a double bedroom with an en-suite bathroom with shower. A games room, accessible from outside, is equipped with table tennis, a football table, hockey, a card table, and a professional dart board. Adjacent to the main entrance, under the portico, you will find the laundry room and the staircase leading to the upper floor. On the first floor, a spacious veranda with a dining table and relaxation area leads into a living area with a built-in kitchen, a sitting room with satellite TV and fireplace. From here, a double bedroom with an en-suite bathroom with shower and tub is accessible, as well as a family suite consisting of a double bedroom, a passage room with 2 single beds that can be joined, and a bathroom with shower and tub, all accessible down 8 steps. Along the corridor from the living area are 2 further double bedrooms, accessible down 9 steps, served by a bathroom with shower and a separate bathroom with tub, as well as an additional double bedroom with an en-suite bathroom with shower. This floor is completed by a reading room with sofas. In front of the main entrance, on the opposite side of the barnyard, a separate building features an external staircase leading to a large terrace and a double bedroom with an en-suite bathroom with shower. A further double bedroom with an en-suite bathroom with shower is located at the rear of the villa, in a detached structure on the ground floor, accessible from the outside only and reachable from both sides of the villa.

Description
Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.
The hamlet has been restored preserving its original features and using ancient materials such as terracotta, stone and old wooden beams. Even the furniture, functional and comfortable, has been chosen in respect of rural traditions.
Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.
Only 9 km away is the city of Arezzo and its monuments, shops for shopping enthusiasts, supermarkets, restaurants and all kinds of services. But we also recommend that you spend wonderful days discovering the old town centre, its narrow streets and the works of art by Piero della Francesca, Cimabue and Vasari, scattered throughout the city.
The outdoor area of Borgo di Usciano is divided into various panoramic terraces, and you'll be spoilt for choice whether to relax in the solarium by the beautiful infinity pool (size 7x14 m, depth 1-1.60 m - open from 01st May to 30th September), in the shade of a cool tree in the lower part of the garden, or climb the hill with a 360° panorama and a good book to keep you company.
Adjacent to the kitchen is the paved area with a stone barbecue and wood-burning oven, and equipped with tables and chairs, where you can enjoy pizza and barbecue with your family or friends. Every apartment has its independent entrance to guarantee privacy and peace to guests who stay there. A swimming pool is at guests' disposal as well as a wide garden to enjoy a beautiful panoramic view over the countryside of the Chianti Area.

Four charming apartments in a farmhouse (composed in total by 4 units) that was originally a watchtower during the war between the Florence and Siena republics. Today it is the guesthouse of a 16th century villa, where the property owners reside. The property is in a tranquil location at the center of a 12 hectare farm that produces wine and olive oil. At the same time it is just 350 m from the center of a small, charactaristic village where a bus can take you to Florence in just 20 minutes. Beautiful view of the countryside. Each apartment has its own large, private outdoor space, and the beautiful, enclosed, shared pool sits among olive trees, overlooking the country landscape (85 m from the house). Upon request, it is possible to visit the garden of the main villa, with its ancient interconnecting pools fed by a natural spring and age-old lemon trees. The apartments are furnished in simple, rustic style. Access to the property is via a 250 m unpaved but well-maintained road.

Beautiful farming estate comprising 6 restored units situated on the Chianti hills, a short distance from the village of Mercatale (with general stores) and 22 km from Florence away. This property offers large outdoor areas and a nice panoramic pool with splendid views over the surrounding vineyards (producing excellent wines). All of the apartments provide welcoming interiors furnished in a rustic style. The units Tenuta 1 and 2 are approx. 50 from the pool away while the remaining units are closer. By the pool, guests can enjoy use of a beautiful panoramic terrace with sun-umbrellas and sofas and of a covered area with WI-FI in internet connection (WI-FI internet is also available near the reception, closer the units Tenuta 1 and 2).
The access to the property is via an unpaved road suitable to any car.
