The initial deposit required to confirm a reservation to be paid at the time of booking (unless there are special conditions in place) is 25% of the total rent amount.

In case of cancellation of the booking, even if it is substituted by another one, the following penalties apply:
- the initial deposit (25% of total rent) if the cancellation is made between booking time up to 61 days before arrival date;
- 100% of total rental price if the cancellation is made from 60 days to arrival date or in case of no show.

There were several problems we encountered, listed in the order of priority to us:
1) the heat was turned on too high druing the whole time, and it was like a bath house! So we had to sleep with open windows in order to make it bearable. But during the high winds the windows kept closing and it was impossible to sleep. We kept asking the lady but she did not know how to make the heat lower. Finally, after several days the manager showed up and showed us how to turn thermostat down. But even after we turned it down all the way, the heater kept running and it was still too hot inside!
2) We were charged more than $100 (I think) for heating in addition to the rental price and to the cleaning fee. We asked to turn the heat off completely and remove that extra charge, but it was denied. It was lowered (i think) 20 or 30 pounds, but it was still excessive, especially considereing the problem we had (see above).
3) The stove was quite difficult to operate: we had to fidget with it a few min every time in order to make coffee, etc.: it required to turn on the gas fuse (or valve?) located under the kitchen sink, and even after it was turned on, it was still difficult to light up the burner.
4) It was nice to get a bottle of wine:) It would also be nice to have some basic kitchen stuff, like coffee and tea, and oil and sugar for simple cooking. Also, soap detergent or liquid soap for the kitchen sink?
5) the light on the one side of the bed was not working.
6) The apartment itself was quite nice and spacious, and pictures showed it correctly.

We've been there for the second time and it was perfect as before. Located in the historic upper Certaldo you're nearby every spot you may like to visit (Siena, Florence, Volterra etc. are just 40km away ;) ) without being forced to have wine or dinner in crowds at the end of the day - the osterias and restaurants in Certaldo are highly recommended. As cosy as Certaldo is, is the apartment. It's amazing to live in your "own" palace with a private tower, The owners are very helpful whenever you've got a question but keep distance when you need it, in the apartment itself, which is clean and light, we missed nothing. The best place to be when you stay in Tuscany, this is exactly the place you always were dreaming of!

Definitely excellent. Right in the old town. The old town is quietly touristy (?) so makes for a wonderful relaxing special stay.
The apartment we had had fabulous views over the main town and out to the countryside. It was well-appointed, clean and very well presented and our host, Jane, was very welcoming, friendly and considerate (as were her family).
Parking was no problem at all. We felt very special driving through the gates each day.
Negatives? I'd say it's a functional place to be, you can't really relax and enjoy the view, the sofa bed is much more a bed than a sofa. There are also quite a few stairs so if you're not good with stairs you'll probably find it difficult.
Big plus? Access to the tower where you can enjoy the view across the old town, new town and the countryside, even San Gimignano on the horizon.

We stayed in Certaldo for two weeks, and it couldn't have been any better! This place is paradise, and the apartment is a part of it. Being welcomed by our very friendly and helpful host Jane we checked the beautiful medieval village of Certaldo Alto, which is situated on a hill above the newer built village and a cosy world of it's own with nice restaurants, places to have a good wine and very gentle people making our holiday an outstanding trip. You can reach all of the sites you wish to see (as San Gimignano or Siena) easily by car and afterwards return to your silent home. An absolute highlight was the tower, which can be used by any guests of the house and which offers a dream-like view on the village and the surrounding beautiful landscape. Nothing could have been better, thanks a lot to Jane and her family to make it an unforgettable holiday!

The apartament is very nice and located in a wonderful ancient city.
Could be very appreciate to add a coat hangers in the apartaments.

The owner was amazing but the overall comfort was lacking, the bed was hard it was like a box spring without a mattress and the lack of hot water was very inconvenient and although the size of the room was perfect it was very damp feeling, I wish we would have had a dehumidifier.
The location was perfectly located with the train station just down the hill next to a great place for a pastry and coffee.

Parkmöglichkeit im Innenhof direkt bei der Unterkunft.
Die Vermieterin war sehr nett und hat sich auch bemüht mit Tips und Empfehlungen unseren Aufenthalt angenehm zu gestalten.
Von ihr kam auch ein Tip für eine Weinverkostung auf einem kleinen nahe gelegenen Weingut. Dort verbrachten wir in angenehmer Gesellschaft bei hervorragendem Essen und Wein einen tollen Abend.

The landlady was very nice and has also made an effort to make our stay pleasant with tips and recommendations.
From her came a tip for a wine tasting on a small nearby winery. There we spent a great evening in pleasant company with excellent food and wine.

An outstanding apartment in a story-book location.

L'appartement est très sympa, la propriété est superbe et Certaldo Alto est un très joli village typique! Nous avons passé une semaine très agréable ! La propriété est un véritable "palazzo". Le fait de pouvoir se garer sans problème dans la cour du palais est un vrai luxe.
La propriétaire, qui vit sur place, est très sympathique, accueillante et bavarde ;o) !
Certaldo est très bien placé pour visiter la Toscane. La ville basse par contre n'est pas très jolie mais ça n'a pas d'importance : une fois dans le village haut, c'est magique !!

Beautiful apartment , spotless Modern, great views and location

Good size, nice view and nice location and very clean property.

This is delightful apartment with a delightful host. The property is in excellent order and the views from the living room and bedroom are gorgeous. Great security as access to the courtyard is by remote controlled gate. Easy access with a car. At least two (we only ate at two; one twice) restaurants within 3 minutes walk of the front door. Highly recommended. Our only challenge was being unfamiliar with Italian addresses we found the property difficult to find as our GPS wouldn't accept the official address. Bill W. New Zealand.

"The setting of Certaldo Alto is a great spot for soaking in the culture of Tuscany. It was a medieval town and still has an air of antiquity about it. The Guesthouse Boccaccio was perfectly situated, just a few steps from an enoteca (wine bar) and less than 3 minutes' walk to several great restaurants and attractions. The views from our room and the surrounding castle were breathtaking. The owner is a nice lady and was very helpful to us while we stayed there. They arranged for us to be picked up at the train station via private car, and dropped off at the train station when we departed. Overall, I am well pleased with our stay in Certaldo.
Positive comment: The view from our room, the convenience to restaurants and attractions, the cleanliness of the room. We had a full kitchen but didn't really use it.
Negative Comment: The wifi signal was a little weak, but adequate. We had to climb a flight of stairs with our luggage, but nothing too difficult. I believe they have a room on the ground floor, but I'd check if you have mobility issues.
Try out the pizza at Da Messer Boccaccio - it was fantastic. Cap off the night at Enoteca Boccaccio (just across the street.) The nearby restaurant, Il Castello, has breathtaking views from the patio and great food. The owner (Ms. Jane) speaks some English, but if you know a bit of Italian you'll probably have an easier time communicating. Also, don't try to walk from the train station to the Guesthouse on foot, if you have bags - you'll have a hard time. Either arrange for a car/taxi or use the funiculare (small train that takes you up the hill.) Once you've left your bags, getting around is easy, but be aware there are some fairly steep hills to climb".

Our stay in Certaldo was amazing. The pictures on the site don't do this place justice. Wonderful location and we had everything we needed.

The apartment was fabulous and in a great location. Certaldo is not as touristy as other towns, so you can take advantage of the great restaurants, beautiful sights and architecture without the crowds. Certaldo is a great home base for exploring other nearby towns. We didn't rent a car, and got everywhere we wanted to go by train (the train station is within easy walking distance of the apartment). Jane the owner was very helpful, and the apartment itself was wonderful.

We spent four wonderful days at this villa in April. It was very easy to get to, whether by car or train. The villa was clean, spacious, airy and had all that we needed. The tower terrace where we could sit and relax also gave great views of the surrounding countryside. We hired a car locally to explore other towns. Certaldo Alto had plenty of charm of its own and it was such a treat in such a small village to find a good selection of restaurants, cafes and gelato bars to choose from.
