Spanning approximately 600 square metres across 3 floors, this exceptional villa accommodates up to 10 guests across 5 beautifully appointed bedrooms and 7 bathrooms, offering generous living spaces designed for both comfort and elegance.

On the first floor, you are welcomed into a large and bright living room that opens directly onto a fully equipped veranda overlooking the lake. The living room is furnished with high-style sofas and a working fireplace, while a second sitting room provides access to a lovely equipped terrace, also offering breathtaking lake views. A separate dining room features a large round table beneath a wonderful Murano glass chandelier. The first floor also includes a large, professional, and fully equipped kitchen, a bathroom with shower, and a dedicated TV room complete with a comfortable double sofa bed.

The second floor is home to all 5 double bedrooms, each fitted with air conditioning, a minibar, and a flat-screen satellite TV. The first bedroom enjoys a lake view and features a king-size bed with an en-suite shower. The second bedroom also faces the lake and includes a private balcony with an en-suite shower. The third bedroom offers a lake view with twin joinable beds and an en-suite shower. Other Information

The villa is available for a minimum stay of 1 week, with Saturday as the designated changeover day. Check-in takes place between 4:00 pm and 7:00 pm, and check-out is required by 9:00 am. Upon request and subject to owner approval, a late arrival between 7:00 pm and 9:00 pm is possible for an additional fee of 50 Euro.

A refundable security deposit of 2,000 Euro is collected upon arrival and returned at departure, less any charges applicable in the event of damage to the property. The tourist tax amounts to 3.50 Euro per person per night and is payable on site. Heating is charged upon consumption at a rate of 1.20 Euro per cubic metre.

The rental price includes a range of services and provisions. Final cleaning is included, along with daily cleaning of the bedrooms and bathrooms, though the kitchen and living areas are not covered by the daily service. Garden maintenance takes place on Saturdays at 9:00 am. Water, electricity, gas, and air conditioning for the bedroom and ground floors are all included. On the arrival day, typically a Saturday evening at around 7:30 pm, a welcome dinner consisting of an Italian meal is cooked and served by the housemaids. A welcome basket is also provided, containing milk, coffee, cakes, biscuits, toast bread, jam, pasta, pasta sauces, cereals, yogurt, butter, eggs, fruit juice, honey, and fresh fruits. Fresh drinks with ice cubes are available in the fridge upon arrival.

A range of additional services is available upon request at approximate rates subject to change. These include grocery shopping on the arrival day based on a list provided by you, extra daily cleaning covering dishwashing and kitchen cleaning, and a laundry service whereby the housekeepers handle washing, drying, and ironing of your clothes. An international buffet breakfast service, including service and cleaning, can also be arranged, as well as personalised lunch and dinner service with a cook, service staff, and cleaning included. Boat trips are available in many configurations, including options for a skipper, tours, different types of boats, meals, and private events. Further bespoke services available upon request include a private chef, masseur, hairdresser, beautician, personal shopper, flower delivery, yoga instructor, helicopter, babysitter, and photo shooting, among others.

The villa is situated in the area of Baveno and Stresa, where a wide range of activities and attractions are within easy reach.
