ACCOMMODATION OPTIONS

Villa Only – | 8 Bedrooms Up to 16 Guests (+ 4 Additional Guests on request)
The indicated rental price applies to a maximum of 8 bedrooms and 16 guests. Accommodation for up to 4 additional guests may be available upon request and is subject to confirmation by the property owner.

Full Estate – Main Villa + Rustic Apartment - Standard occupancy 23 guests (+ 4 Additional Guests on request)
For larger groups, the total accommodation capacity can be extended to 23–27 guests by including the Rustic Apartment, subject to availability and the owner's approval.

In this case:
Guests have access to both the Main Villa and the Rustic Apartment.
A surcharge applies to the combined rental price. The additional cost is available upon request.

Important Conditions
Full Estate bookings are subject to availability and prior approval.
The Rustic Apartment is otherwise rented independently and does not include access to the garden or swimming pool, or hotel-style services, unless booked together with the Main Villa.
The Rustic Apartment is fully independent, with a separate entrance and no shared spaces with the Main Villa.
Access to the entire Estate, including the Rustic Apartment, is available only when specifically booked.

INCLUDED
Your stay in the Villa or Villa + rustic includes the following services and amenities:
- Daily Continental Breakfast: served from 8:30 a.m. to 10:30 a.m.
- Daily Housekeeping: 5 hours of service per day to maintain the cleanliness and presentation of the Estate. This service does not include cleaning the BBQ, kitchen, cookware, tableware or appliances following meals prepared independently by guests. Additional cleaning after self-catered meals can be arranged in advance at an extra charge.
- Heating and air conditioning.
- High-speed Wi-Fi.
- Final cleaning.
- Bed linen and towels.
- Swimming pool maintenance.
- Garden maintenance.
- On-Site Concierge Service: Monday to Friday, from 10:00 a.m. to 4:00 p.m., excluding the lunch break.

Swimming Pool
- Seasonal opening period: 15 May– 15 September.
- Pool towels are provided and changed every three days.
- Pool heating is available at an additional charge, as detailed below.

CHECK-IN
-Standard Check-in: 4:30 p.m. – 7:00 p.m.
- Late Check-in: 7:00 p.m. – 9:00 p.m., available upon request and subject to the owner's approval.
- Late Check-in Supplement: €50.
- Arrivals outside these hours must be agreed upon in advance.

ADDITIONAL SERVICES & SUPPLEMENTS
The following services are available upon request and are subject to availability and advance booking.
- Pool heating: €250 per week.
- Extra linen change: €50 per room.
- Extra towel change: €20 per towel.
- BBQ cleaning: €100.
- Additional housekeeping: upon request.
- Kitchen cleaning after self-catered meals: upon request, at an additional charge.
- Private gatherings involving more than 20 guests: upon request and subject to prior approval.
All additional services must be arranged in advance and are subject to availability.

SAFETY & SPECIAL RULES
Children and Lift Safety
- Children under 12 may use the lift only when accompanied by an adult.
- Parents and guardians remain responsible for supervising all minors throughout their stay.
- Children must be supervised at all times in and around the swimming pool.

Fitness Facilities
- The gym is reserved for guests aged 18 and over, unless expressly authorised by Villa Gallietta.

Fire Safety
- Fire extinguishers are provided throughout the Estate for emergency use only. Guests are encouraged to familiarise themselves with their locations upon arrival.
- Fireplaces are decorative features only and must not be lit or used during the stay.
- The main entrance door must remain securely closed whenever guests leave the Estate.

Historic Piano
- The historic piano located on the ground floor is a valuable and delicate instrument. It may be used only with the prior approval of the Property Manager.

Catering and Food & Beverage Services
- To ensure a seamless guest experience and maintain the exceptional standards of Villa Gallietta, all catering and food and beverage services must be arranged exclusively through the Estate's selected catering partners.

Events and Ceremonies
- Any event or ceremony, regardless of the number of guests, must be approved in advance by the property owner if it involves music, floral decorations or entertainment.
- Private gatherings involving more than 20 guests are subject to prior approval and must be requested in advance.

Waste Management
- In accordance with Italian regulations, waste separation is mandatory throughout the property.

Photography, Filming and Commercial Activities
- Any commercial photography, videography, drone operation or professional content creation within the Estate requires prior written approval from the Villa Manager.

GENERAL CONDITIONS
Access to the full Estate, including the Rustic Apartment, is granted only when this accommodation is specifically included in the booking.
All additional services are subject to availability and must be booked in advance.
Any arrangements involving events, ceremonies, commercial photography, filming or professional content creation must receive the relevant prior approval as specified above.

Arrival between 16:30 and 19:00
Departure between 08:00 and 10:00

Pool open from 15 May to 15 September

During the online booking process and in the reservation policies of each property can be found the percentage of the total rental amount which must be paid at the time of the booking as initial deposit required to confirm a reservation. The balance, when not stated otherwise in the reservation policies of the property, is due 45 days before arrival.

For last-minute bookings (within 45 days of arrival, unless stated otherwise in the reservation policies of the property) the full amount must be paid at the time of the booking.

EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking. Cancellation of a booking, unless stated otherwise in the reservation policies of the property, even if it is substituted by another one, the following penalties must be paid:
- the percentage of the total rental amount paid at the time of the booking as initial deposit if the cancellation is made from the booking time to 46 days before the start of the rental period;
- 100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show.
