The property was renovated in 2019 using eco-sustainable materials and aimed at greater energy efficiency (thermal and photovoltaic panels). Each Apartment has a floor-mounted cooling system (this is not air conditioning) which in summer can bring the indoor temperature down to 25 degrees celsius.
Each Apartment offers in the garden a private and equipped outdoor area (a gazebo for each unit).
The owners live in a section of the property and occasionally use the pool.

Fantastic apartment for 4 people on the sea in San Vincenzo, in Livorno province (Tuscan coast). It is located in a stately old building subdivided into 4 apartments. The apartment occupies the lower ground floor (6 steps down), so it stays at a pleasant temperature even on the hottest days. The living room has French doors that face a small pocket terrace at the back of the house, which is also where the parking lot is; the bedrooms have high windows.
Outside, there is a private terrace with direct access to the beach, where there is a beach club (with bar and restaurant) as well as a free access beach.
Casa Riva guests have use of an umbrella and two sun loungers at the beach club below: this service is free of charge, but only available when the beach club is open (the season usually runs from the beginning of June to the end of September). The town of San Vincenzo offers shops of all kinds and excellent restaurants just steps away from the apartment, and there is a supermarket 150 meters away. In the area there are important places of interest to visit such as Bolgheri, Castagneto Carducci, Monteverdi Marittimo, and the Gulf of Baratti. The port of Piombino, with daily ferries to Elba Island, is less than 30 km away.
