The centrepiece of the outdoor area is the stunning infinity swimming pool, which is heated by solar panels and therefore classified as a heated pool. Positioned a few metres from the main house on a lower level, the pool features an irregular shape composed of a rectangular section measuring 14 by 6 metres and a semi-circular section with large steps leading gently into the water. The depth ranges from 40 centimetres to 2.20 metres, and the pool is lined with elegant blue ceramic tiles and equipped with a chlorine purification system. The surrounding sunbathing terrace is paved in traditional terracotta tiles and furnished with tables, chairs, sunbeds, and umbrellas, creating an ideal setting for long, leisurely days in the sun. An annex adjacent to the pool area includes a fully equipped kitchen and a bathroom with shower, as well as a solarium bed. The pool is open from the last Saturday in April to the first Saturday of October. On a clear day, the views from the garden, the villa, and the pool area encompass the magnificent Golfo di Baratti and the distant islands on the horizon.

Both bedrooms in the south wing enjoy breathtaking sea views.

A wooden staircase leads from the ground floor up to the first floor, where a hallway connects the remaining sleeping quarters. Here you will find 1 double bedroom with an en-suite bathroom with shower, a further bathroom equipped with a hydromassage tub, and 1 double bedroom with large windows and direct access to a beautiful panoramic terrace. Air conditioning is available in 2 of the ground floor bedrooms, as well as in the upstairs bedrooms and in the dining room.
