The fenced park envelops both villas across approximately 17,000 square metres of lush grounds, where tall trees and carefully cultivated plants create an evocative natural setting ideal for peaceful walks. Two centuries-old hanging beech trees tower above fruit trees and a magnificent hedge of hydrangeas and roses, while a tranquil pond populated by fish and turtles adds a distinctive charm to the scenery. A gazebo furnished with a table and chairs provides a shaded retreat, perfect for reading or relaxing away from the summer heat. The entire park, including the dedicated driveway that leads directly to the Barchessa, is reserved for the exclusive use of guests. It is worth noting that the central garden between the two villas remains in the use of Villa Panigai, inhabited by the owner. Photographs of the property are taken in spring, so the blossoming of flowers and the colour of the garden grass may differ at the time of arrival.

The non-heated swimming pool is a magnificent centrepiece of the outdoor area, measuring 20 by 8 metres with a depth that ranges from 1 metre at the entrance and gradually slopes to 1.80 metres. Lined in blue PVC, the pool features salt purification, both internal and external lighting, and a steel ladder for water access. The pool surround is finished in porcelain stoneware with an R11 anti-slip treatment and is equipped with sunbeds for relaxation. Adjacent to the pool in the solarium area, a 4-seater hydromassage tub is available for guests. A gazebo with a table and chairs, a changing room with a service bathroom, and a hot and cold-water shower complete the poolside facilities. The swimming pool and the outdoor hydromassage tub are available from the last Saturday in April to the first Saturday in October.

To the right of the stairwell, the SPA area is available upon request, equipped with a shower, sauna, Turkish bath, hydromassage tub, and a gym. To the left, a large professional-level kitchen opens into a dining room with an ornamental fireplace. A guest bathroom completes the ground floor.

On the first floor, a relaxation area connects to the sleeping quarters, which comprise 2 double bedrooms. 1 of these features an en suite bathroom with shower, while the second is served by a separate bathroom with shower.

The second floor presents a majestic hall elegantly divided into several distinct areas: a relaxation area with a television, a reading corner with a large and well-stocked bookcase, a dining area with a large table, and a kitchenette for breakfast. This floor also includes 2 double bedrooms, 1 of which has an en suite bathroom with shower, and the other served by an additional bathroom with shower.

A staircase continues upward to the tower, which provides access to a large panoramic terrace offering sweeping views over the entire property and the surrounding landscape.
