Unit Layout

Spanning approximately 500 square metres across 2 floors plus a basement level, this elegantly furnished villa accommodates up to 12 guests across 6 double bedrooms and 6 private bathrooms. The interiors are finished with traditional cotto flooring on the ground floor and warm parquet on the first floor, and all windows throughout the property are soundproofed, ensuring a peaceful and refined atmosphere. The villa is decorated in a modern style with high-quality furnishings.

The ground floor opens onto a large and bright living room appointed with sofas and armchairs, followed by a second sitting room featuring sofas and a fully functioning grand piano, a room that offers a beautiful lake view and creates an enchanting setting for those who wish to play and admire the lake shore. A spacious dining room accommodates up to 18 guests at its generous dining table, and the fully equipped kitchen is fitted with 2 ovens, a fridge with freezer, 2 dishwashers, and a range of additional appliances. To the rear of the kitchen, a staff room with its own private bathroom is available. Also on the ground floor, the first of the 6 double bedrooms is located, complete with its own private bathroom and designed to be fully accessible for guests with motor disabilities.

The first floor features an additional sitting area with a terrace overlooking the lake, as well as the remaining 5 double bedrooms. Three of these bedrooms enjoy direct access to a private terrace with stunning lake views, while the other 2 do not have terrace access, with one overlooking the lake and the other facing the garden. All 6 bedrooms throughout the villa can be configured as either double or twin upon request, and each is served by its own private bathroom equipped with either a shower or a bathtub. The basement level houses the dedicated laundry area, complete with both a washing machine and a dryer.

The property benefits from a full air conditioning system as well as heating, keeping the interior at an ideal temperature in every season. For your entertainment, a satellite television and an additional television set are available, complemented by a DVD and CD player. The kitchen is outfitted with a microwave alongside the 2 ovens, 2 dishwashers, and fridge with freezer already noted in the layout, making it exceptionally well suited for both self-catering and catered stays. A washing machine is located in the dedicated laundry area in the basement, and a dryer is also provided. Outdoor living is equally well appointed, with a private garden, a private patio, and a barbecue available for your use. The villa is also connected to high-speed internet Wi-Fi throughout.

Other Information

The villa is available for a minimum stay of 1 week, with Saturday as the designated changeover day. Check-in is accepted between 4pm and 7pm, and check-out is required by 10am. A refundable security deposit of Euro 1,000.00 is collected upon arrival and returned at departure, less any charges arising from damage to the property.

The rental price includes a buffet welcome dinner on the day of arrival, a welcome drink, and fresh flowers. Daily cleaning service is provided, along with a daily change of towels except on Sundays, luxury bath products, and pool towels. Pool heating is included from May 9 to September 19, and ongoing garden and pool maintenance is covered throughout the rental period. Pets are permitted upon prior request.

Additional services are available upon request, including a cook service, transfer arrangements, extra maid service, and laundry service.

The villa is situated in a location that requires the use of a car. The nearest ferry port is in Menaggio, approximately 10 kilometres away, and the nearest airport is Milan Malpensa at 90 kilometres. By car, Villa Carlotta in Tremezzo is approximately 20 minutes away, Varenna and Bellagio are reachable in around 15 minutes by car plus 15 minutes by ferry, Como is approximately 1 hour away, Lugano and the nearest motorway junction are around 1 hour away, Milan city centre is approximately 1 hour and 30 minutes away, and Saint Moritz is around 2 hours away.

The surrounding area offers a wealth of cultural and outdoor attractions. Near the villa, the Museo della Barca Lariana houses a collection of more than 400 boats dating from the 19th century.
