On the ground floor, you will find a spacious lounge-dining room seating up to 14 guests, featuring a grand 15th-century fireplace surrounded by lounges and armchairs, with views over the garden, pool area, and the historic hilltop town of Monsummano Alto. Adjacent to this is a second sitting and lounge room that leads into a large Tuscan kitchen complete with its own working fireplace and an antique-style oven, along with a table and chairs for informal dining. A ground-floor bathroom is decorated with an antique basin and flooring alongside a modern shower. The ground-floor double bedroom opens directly onto a covered verandah furnished with a table and church pew seating, offering views over the pool and the surrounding hillside towns. Next to the kitchen, a dedicated laundry room houses a large washing machine.

Additional expenses are charged separately. Final cleaning is priced at 400 euros. Electricity is billed upon consumption at 0.90 euros per kWh, and heating is billed upon consumption at 0.19 euros per kW. A tourist tax of 1.50 euros per person per night applies for the first 7 nights of the stay, with children under 12 years of age exempt.
