This magnificent villa unfolds across 3 floors plus a dependance, offering an exceptionally spacious and versatile layout designed to accommodate up to 16 guests across 8 bedrooms and 8 bathrooms, with an additional dependance available on request.

On the ground floor, you are welcomed by a large and bright living room featuring an open fireplace and windows that frame a wonderful view of Lake Como, complemented by a dining room and a fully equipped kitchen. Also on this level, a very spacious playroom of over 85 sqm invites leisure and entertainment, complete with table tennis and table football. Adjacent to the playroom, upon request, an extra double bedroom with a private bathroom is available for additional guests.

The first floor hosts 3 double bedrooms. Two of these feature ensuite bathrooms equipped with a Jacuzzi tub and shower, and both share access to a large furnished terrace offering beautiful lake views. The third bedroom on this floor includes an ensuite bathroom with a tub and shower and overlooks the villa's garden.

On the second floor, you will find a large room with a pool table and lake views, a double bedroom with an ensuite bathroom featuring an extra-large shower and Jacuzzi tub, and a further double bedroom with an ensuite bathroom with a tub and shower offering garden views.

The top floor comprises 3 double bedrooms. Two of these face the lake and are each served by an ensuite bathroom with shower, while the third faces the villa's garden and includes an ensuite bathroom with a tub and shower.

The dependance, available on request, provides accommodation for an additional 2 people and consists of 1 double bedroom and 1 bathroom with shower, offering a simple and private retreat separate from the main villa.

For your relaxation and entertainment, the villa features a private garden and a private patio where you can enjoy the serene lakeside atmosphere in complete privacy. Multiple Jacuzzi bathtubs are available across the ensuite bathrooms on the first and second floors, offering a refined spa-like experience. A television with satellite TV access is provided for your viewing pleasure, ensuring a wide range of entertainment options throughout your stay. A washing machine is also available for your convenience during longer visits.

Beyond the standard amenities, the villa includes a private swimming pool with heating available from May to September, a pool table on the second floor, and a fully equipped playroom on the ground floor featuring table tennis and table football. Unlimited Wi-Fi internet connection is included in the rental price. Daily continental breakfast service is provided, along with cook service for dinner, daily housekeeping carried out by 3 staff members each morning except Sundays, daily change of towels except Sundays, twice-weekly change of bed linen, once-weekly change of pool towels, and luxury bath products by Hermès, specifically Eau d'Orange Verte, replenished daily. A welcome drink, fresh flowers, and a buffet welcome dinner upon arrival for up to 20 people are also included. Guest relations support and a highly personalized concierge service are available throughout your stay. The normal use of water, electricity, air conditioning, heating, and cooking gas is included in the rental price. Pets are welcome at no extra charge.

Other Information

The minimum rental period is 1 week, with Saturday as the designated changeover day. Check-in is available from 4pm to 7pm, and checkout must be completed by 9am.

A refundable security deposit of Euro 3,000.00 is required upon arrival, collectible in cash or by credit card. This amount will be returned upon departure, less any charges applicable in the event of damage to the property.

A number of additional services are available upon request. Extra housekeeping is charged at Euro 16 per hour per staff member, or Euro 20 per hour per staff member on Sundays and public holidays. Extra beds, available for children only with a maximum of 2, are priced at Euro 350 per bed per week. Swimming pool heating outside the standard included period, specifically from January 6 to May 12, 2018, and from September 22, 2018 to January 5, 2019, is available at Euro 5 per hour. In order to reach the minimum water temperature of 25 degrees Celsius, it is necessary to activate the heater 24 hours before arrival in mild weather conditions; if the weather is colder, the minimum required heating time extends to between 48 and 72 hours. Once the minimum temperature is reached, a minimum of 4 hours of heating per day is required to maintain it. Cook service for lunch is available at Euro 200 per meal, plus the cost of food. Personal laundry service is charged at Euro 16 per hour. Butler service is available at Euro 250 or Euro 350 per day. Airport transfers can also be arranged upon request. Please be aware that all additional services and their respective rates are subject to possible change without further notice.

Lake Como is renowned for its luxuriant vegetation and mild climate. In winter, the sunniest areas such as Tremezzina enjoy temperatures that never become excessively cold, while in summer the heat is pleasantly tempered by a gentle breeze. A wide range of leisure activities are accessible in the surrounding area, including motorboat hire in Menaggio at approximately 10 minutes from the villa, windsurfing in Menaggio, Colico, and Cremia, pitch and putt in Menaggio at 10 minutes, water skiing available in Lezzeno on the opposite side of the lake, bicycle hire in Menaggio at 10 minutes, and horse riding at a ranch in Colico approximately 40 minutes away. Golf enthusiasts will find several clubs in the area, with Menaggio Golf Club in Grandola being the closest at approximately 20 minutes from the villa.
