The property encompasses 2500 square meters of outdoor space situated directly on the shore of Lake Como, just a few meters from the beach. The large terrace measures 45 meters by 8 meters and features a swimming pool with dimensions of 7.40 meters by 4.35 meters by 1.20 meters depth. The pool is equipped with a transparent retractable cover and is heated from mid May to mid September, with heating available during other seasons at an extra cost if required. Sun patio furniture is arranged throughout the terrace area, providing comfortable spaces for outdoor relaxation and dining while enjoying the panoramic lake and mountain views. Behind the house, you will find the parking area with space for 4 cars. A mooring buoy is available in front of the villa for boat access. The outdoor setting includes the Museum of the ancient boats of the lakes located behind Villa Besanina, a small boat yard on the left side, and the beach on the right side, while the state road runs behind the museum. A pedestrian path runs along the shore between the lake and the property, and privacy on the terrace may be limited especially during July and August, though pedestrian traffic remains moderate. This level also includes a fully appointed kitchen equipped with professional-grade appliances and a high-performance refrigerated counter ensuring optimal freshness and efficiency, a spacious dining area, and a dedicated game room for children. The ground floor features 2 half bathrooms and 1 bathroom with a shower designed with facilities for handicapped guests. On the first floor, you will find the 5 air-conditioned double bedrooms, each featuring separable beds and an ensuite bathroom with a shower. One bedroom includes both a shower and bathtub. Two of these bedrooms share a balcony. Additional accommodation is available upon request and not included in the standard price, comprising 2 single bedrooms without air conditioning that adjoin two of the double bedrooms, and 1 extra air-conditioned double bedroom with separable beds and an ensuite bathroom with a shower, though please note this room is simply decorated.

Visit the Museo Barca Lariana just 50 m behind the villa. The museum features hundreds boats that played an important part in the nautical history of the lake from the 19th century to today.
Among them, there is a Venetian gondola from the last century which was built on Lake Como, and a Cisco, which is a typical English sailing boat also from the last century. The museum is open to the public from Friday to Sunday (afternoon, 2 pm-6 pm). During the other days of the week, the museum can be visited only by appointment. The guests staying at the villa will have special discounted entrance tickets.

Tourist sites: Bellagio known as the 'pearl of the lake' thanks to its position between the two arms of the lake and the medieval village of Varenna, Tremezzo with the neo-classical Villa Carlotta (one of the most beautiful villas of the lake with its botanic garden and artistic masterpieces), the 16th-century Villa Balbianello in Nesso, Menaggio, Varenna (Villa Monastero), and Como with its important historical buildings.

Distances by car: Villa Carlotta in Tremezzo 20 minutes, Varenna and Bellagio 15 min by car + 15 min by ferry, Como 1 hr, Lugano (and nearest highway intersection) 1 hr, Milan city center 1,30, Saint Moritz 2 hrs. It is necessary to have a car in this region.

Sport: The nearest tennis court is 9 min walking distance, golf course is 10 Km away in Menaggio and equestrian club, Ranch Prato Rotondo, is 22 km away in Porlezza.

The Lake of Como and in particular the northern zone of the lake is renowned in all of Europe as an excellent sailing area - this is the windiest area of the lake and the most unspoiled; the Breva, a temperate breeze of the Lake of Como, blows during the afternoons, guaranteeing enjoyment for sailing, windsurfing, or kitesurfing. EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking. Cancellation of a booking, unless stated otherwise in the reservation policies of the property, even if it is substituted by another one, the following penalties must be paid:
- the percentage of the total rental amount paid at the time of the booking as initial deposit if the cancellation is made from the booking time to 46 days before the start of the rental period;
- 100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show.
