Outdoors

The property encompasses 2500 square meters of outdoor space situated directly on the shore of Lake Como, just a few meters from the beach. The large terrace measures 45 meters by 8 meters and features a swimming pool with dimensions of 7.40 meters by 4.35 meters by 1.20 meters depth. The pool is equipped with a transparent retractable cover and is heated from mid May to mid September, with heating available during other seasons at an extra cost if required. Sun patio furniture is arranged throughout the terrace area, providing comfortable spaces for outdoor relaxation and dining while enjoying the panoramic lake and mountain views. Behind the house, you will find the parking area with space for 4 cars. A mooring buoy is available in front of the villa for boat access. The outdoor setting includes the Museum of the ancient boats of the lakes located behind Villa Besanina, a small boat yard on the left side, and the beach on the right side, while the state road runs behind the museum. A pedestrian path runs along the shore between the lake and the property, and privacy on the terrace may be limited especially during July and August, though pedestrian traffic remains moderate. The lakefront has public access, and this is not an isolated property.

Other Information

The property is equipped with satellite TV, DVD player, CD player, dishwasher, washing machine, dryer, refrigerator, coffee maker, toaster, microwave, and iron and ironing board. Daily housekeeping service is provided during your stay. A ping pong table is available for recreational activities. The village with all shops is located approximately 600 meters from the property, providing convenient access to local amenities and services.

The village with all necessary shops and services is situated about 600 meters from the property, within comfortable walking distance. The Museum of the ancient boats of the lakes is located directly behind the villa, providing an opportunity to explore the maritime heritage of the region. The northwest shore location offers proximity to numerous Lake Como attractions, scenic mountain landscapes, and opportunities for water sports and outdoor activities throughout the area.

Swimming Pool

The panoramic swimming pool measures approximately 7.40 × 4.35 metres and is around 1.20 metres deep. It features a retractable transparent enclosure that can be opened for an outdoor swimming experience or closed to provide shelter in cooler or less favourable weather.
The pool is normally heated from mid-May to mid-September. Pool heating outside this period can be arranged at an additional charge. The pool terrace provides a spacious sunbathing area with loungers, tables, chairs and umbrellas, together with panoramic views over Lake Como and the mountains.

Outdoor

Outdoor living is one of Villa Besanina's defining features. The property offers an approximately 350 m² panoramic terrace overlooking Lake Como and the surrounding mountains, with a spacious pool area furnished with sun loungers, tables, chairs and umbrellas.
The villa has direct access to Lake Como and a private dock. A mooring buoy is also available in front of the property, subject to availability and boat requirements.
A public pedestrian path runs along the lakeside directly in front of the villa. The path is not private to the property and is open to the public, providing easy access to the lake and nearby beach.

You will find a spacious vacation home designed to accommodate up to 10 people across 5 double bedrooms and 6 bathrooms, complemented by a large living room and a dining room featuring a table for 14 guests. The property spans two floors, each offering 300 square meters of brightly decorated interior space. On the ground floor, you will discover a welcoming living room furnished with 3 comfortable sofas, an internet corner, and direct access through large French doors to a panoramic terrace of 350 square meters. This level also includes a fully appointed kitchen equipped with professional-grade appliances and a high-performance refrigerated counter ensuring optimal freshness and efficiency, a spacious dining area, and a dedicated game room for children. The ground floor features 2 half bathrooms and 1 bathroom with a shower designed with facilities for handicapped guests. On the first floor, you will find the 5 air-conditioned double bedrooms, each featuring separable beds and an ensuite bathroom with a shower. One bedroom includes both a shower and bathtub. Two of these bedrooms share a balcony. Additional accommodation is available upon request and not included in the standard price, comprising 2 single bedrooms without air conditioning that adjoin two of the double bedrooms, and 1 extra air-conditioned double bedroom with separable beds and an ensuite bathroom with a shower, though please note this room is simply decorated.

Accommodation Configuration

Standard configuration – up to 10 guests:
Five principal air-conditioned double bedrooms (Bedrooms 1, 3, 4, 6 and 7), each with a private en-suite bathroom. Each can be arranged as a double or twin bedroom.

Additional accommodation – up to 14 guests:
Three further bedrooms (Bedrooms 2, 5 and 8) can be added on request and at an additional cost. Bedroom 2 is an air-conditioned double bedroom with a private en-suite bathroom; Bedrooms 5 and 8 are adjoining single bedrooms and do not have air conditioning.

Bathrooms

The five principal double bedrooms each have a private en-suite bathroom. The bathrooms are equipped with showers, while one en-suite bathroom also includes a bathtub.

The ground floor has two half bathrooms and a full bathroom with shower equipped for guests with reduced mobility. If required, the ground-floor games room can be converted into a bedroom for a guest who cannot use the stairs, allowing access to the adapted ground-floor bathroom. This arrangement must be requested in advance

Kitchen

Villa Besanina features a fully equipped professional kitchen designed for both private guest use and professional chef or cook services. It includes professional-grade appliances and a high-performance refrigerated counter, making it particularly suitable for preparing meals for larger groups.

The kitchen is located on the ground floor, close to the dining room and the main living areas.

Sitting Room

The spacious lake-view living room features three sofas, satellite TV, DVD player, stereo system, Wi-Fi and an internet corner. Large French doors open directly onto the panoramic terrace, creating a seamless connection between the indoor living spaces and the lake-view outdoor areas.

The ground floor also includes a large dining room seating up to 14 guests and a children's games room with table tennis.

Accessibility – Available on Request: For guests with reduced mobility who are unable to use the stairs, the ground-floor games room can, on request, be converted into a bedroom. The guest can then use the ground-floor bathroom with shower equipped for reduced-mobility use.
