The pool is equipped with a transparent retractable cover and is heated from mid May to mid September, with heating available during other seasons at an extra cost if required. Sun patio furniture is arranged throughout the terrace area, providing comfortable spaces for outdoor relaxation and dining while enjoying the panoramic lake and mountain views. Behind the house, you will find the parking area with space for 4 cars. A mooring buoy is available in front of the villa for boat access. The outdoor setting includes the Museum of the ancient boats of the lakes located behind Villa Besanina, a small boat yard on the left side, and the beach on the right side, while the state road runs behind the museum. A pedestrian path runs along the shore between the lake and the property, and privacy on the terrace may be limited especially during July and August, though pedestrian traffic remains moderate. The lakefront has public access, and this is not an isolated property.
